I am a real estate investor with multiple properties and have dealt with many real estate agents across the country. The experience with Chris Grant agency has by far been the worst ive had. Before signing agreement, his partner Ryan agreed to have my property professionally cleaned and also agreed that the terms and conditions of contract would only be valid on the first day it is listed on MLS. After signing their tone completely changed, they had a scheduled photo shoot and I assumed they would have sent there cleaner to have the place ready for the shoot. To my surprise, they did not send any cleaner, instead the office manager Lori (who showed up to take photos) did some tidying up and took the pictures. I asked when they would send the cleaner and after some back and forth, it was clear to me they would not send any cleaner and the place was dirty and needed to be cleaned for viewings and pictures. These were clear red flags- 1. Going back on your word 2. Willing to advertise and show property to clients uncleaned 3. Having an office manager take non professional pictures. At that point, I told them to hold off on listing the property on MLS so I can decide if I even want to move forward with them. Chris Grant noticed this and texted me that hes letting me go based on excuses that had no substance. To save face and protect his own ego, he decided to cancel agreement before I did. After asking the firm to send me a cancellation document, Ryan text me that I owe them $1,000 for cleaning and photography otherwise they will hold me conditionally liable for the contract. I then emailed them stating there was no professional cleaning done, no professional photography, Chris Grant himself cancelled the agreement and the agreement isnt valid until first day on MLS (which it was never listed). Them asking for $1,000 was a crooked move. I got an email back and they changed their position to charge me $250 for cleaning and will hold my property keys until it is paid. All of the points I made to them are documented. I have an attorney involved and this is a clear depiction of malpractice, unprofessionalism, unethical practices and dis honesty. Holding the keys has also made this a security concern. If you are a real estate investor or an individual looking for an agent, I would strongly advise not to chose this firm. Plenty of better options in the market. 2023

An exceptional experience. I live in Maryland and my sister lives in Port Charlotte. Fortunately for us my sister met Chris at a house he was listing for my sisters neighbor. I was dragging my feet on selling my mothers house in Englewood which was in a trust. We told Chris we were ready to sale and the ball immediately started rolling. Where do I start? He admits his assistant misinformed and underinformed us on an issue that cost us over $1800 but he refuses to take any responsibility. I'm informed today through my closing docs that I'm responsible of buying a title insurance for the buyers. He advises me to go on with sale or else I'll be sued by the buyers, and he asks me to have my attorney contact him directly in the case I decide to not sign my closing docs. It wasn't the first time we were misinformed; in another issue that cost us to lose thousands of dollars on the house and when questioned, we were given a worthless apology about the confusion. The house across the street from us that's dated and less attractive than ours was sold in 20 days and for $40,000 above ours. Given the house is lakefront, it deserves maybe $5000 more for its view but no more than that. As for our house, it has been on the market for over 7 months now, and the Chris's office has allowed the curren buyers abuse on all levels. He may have earned my commission, but he will never earn my respect until he admits responsibility. 2020
