Kay did a great job for us. We needed to sell my Father's house and she gave us good, thoughtful information how to price it according to the market. Kay knows Holly Lake really well. Negotiations got a little tricky with out eventual buyers but Kay was steadfast and lead us through. I would absolutely recommend Kay.

I sold my parents home. I live 6 hours away and had to move my parents into a facility near me. Kay took care of everything. She had the septic tank drained and made sure the yard was mowed and the house was cleaned and the carpet was stretched and fixtures were repaired and/or replaced. She made an impossible situation flow smoothly! I cannot imagine how difficult this could have been, but Kay made it happen in a timely way. 5 stars to Kay.

Kay Florence represented us on both the sale of our previous home and the purchase of our new one. She spent a lot of time helping us to strategize an effective transition plan. We did not want to place our belongings in storage while looking for a new home so we chose to start with the search for our new home.

Kay was quite familiar with lake properties in East Texas. She knew the lakes, neighborhoods and areas around the homes we were interested in. She understood what we were looking for and frequently provided listings for our review. She stayed with us throughout our long and determined search. She took us to a couple of the properties numerous times as we worked to make a decision. We always felt that she wanted us to have the house of my dreams.

When we were ready to talk about making an offer, Kay patiently worked with my husband as he researched EVERYTHING to do with the home. She literally spent hours working through his comments and concerns, often reaching out to the sellers agent and other agents in her office to secure specific information. Then she did the same with the offer and contract. She spent months with us. In the end, we found a home that we are still thrilled with. We loved that she didnt say what she thought we wanted to hear. We learned that we could trust her to give us honest answers to our questions and, sometimes, honest comments when we needed them.

As soon as our offer was accepted, Kay listed the home we were selling. She counseled us on a good sales price, made suggestions for preparing the house for sale, came to the house to help tweak the staging during the photography and reassured me when I was getting overwhelmed. We were expecting a long wait on the sale but since she was to familiar with the house, she was able to quickly identify a buyer and within 2 weeks, our house sold!

One month later, we closed on our new house and the following week, closed on the sale of our previous house. We feel that Kay really cared about us as people, not just as clients. She always maintained a good sense of humor but took us seriously. She is honest and trustworthy. We have stayed in touch even after our business concluded and now count her as one of our friends.

Our house had been on the market for a few months when Kay asked me to extend her sales contract. There were still a couple of months remaining on the contract (out of six), so I did not extend it. What I realized, however, was that Kay preferred to extend the contract rather than do what needed to be done to sell the house. I visited the house (which had been empty for months), and it was in horrible shape--cobwebs everywhere, mouse droppings, front porch covered with pollen (this is a house in the woods of east TX). I was mortified that people had been seeing the house in such bad condition. No wonder they were giving us such lowball offers! I immediately went against the [bad] advice Kay had given us to leave the property as-is, and replaced the old flooring, removed old fixtures, and hired an exterminator. Within a few weeks, we had a decent contract. Even then, Kay seemed to be working for the good of the buyer. She insisted it was good to "help" the buyers make the deal (by giving them thousands of dollars) although her client, the seller, was an 85-year-old widow of a missionary who lives on social security and is handicapped. I cannot fathom why that person should help two able--bodied, employed individuals purchase her house. It was not a matter of their not having the money, it was a matter of their trying to gouge us for every penny they could get--after we're already paying THEIR realtor fees of nearly $5,000. Kay also requested we extend closing date by two weeks when there were still ten days remaining before original closing date. This was done to accommodate the buyers as well, who did not want to close until the end of the month. Even though the seller had been paying utilities, HOA, and insurance on an empty house for nearly a year by this time, we still needed to accommodate the buyer. I truly believe that had I not begun making phone calls to the title company a week prior to closing, it would have never happened. Important documents were not in place that required special handling due to the death of the joint owner of the house (my father), and Kay did not do her job to inquire with the title company about whether we were ready to close. Overall, a bad experience due to Kay's bad advice and bad handling. I forgot to mention the incompetent company she hired to service the septic tank. I suppose that could happen to anyone.
