Left CA for Tulsa, OK over 6 months ago. I extensively planned, but many things didn't go according to plan. The bottom line is that it took longer and cost more. But, I am 100% happy with the outcome. I routinely had to adjust expectations and I worked with real professionals who helped this move become a reality.
#1 advice: Find a real estate professional who is as relentless as you are at finding the best fit for your life in your new city. No compromises. SALLY JO IS THE BEST.
Here is a quick rundown (nod to Office fans here) of things I learned during the homebuying process.


1. We bought in a sellers market. Duh. We quickly realized that we would have to pay more than anticipated for a slightly smaller version of the dream. I love large old homes with character. We successfully had bids accepted on two such homes but then discovered many issues through the home inspection phase. DO NOT CHEAP OUT ON INSPECTIONS. We had a plumbing test done and discovered TENS of THOUSANDS of dollars in issues. This saved so much heartache and we successfully rescinded the offer.
2. We had to to bid on multiple homes. Our magic number was 5. Sally Jo was a master at trouble shooting. Suggesting relevant inspections, calling in contractors to review potential issues quickly (even prior to bidding in a fast paced market), researching the history of home (all disclosed items throughout buying history), researching easements and warranties on work done to the home.
3. The most important thing about home buying in Oklahoma is being aware of foundation issues. The soil is made up of clay that expands and retracts after coming into contact with water. It is best to consider homes built after 1980 that are built with post and tension type construction. Sally Jo was a master teacher of all things Oklahoma. Even down to traffic patterns in immediate area.
4. I didn't think I would be a person that bought a house sight unseen. But that's how it happened. By the time of our 5th and final offer, we trusted Sally Jo completely. We had spent so much time/ money on traveling back and forth and inspections that she visited and reviewed homes on our behalf. Sally Jo saw over 50 homes for us and never grew impatient!
5. During inspection, it was revealed that our home needed a new roof. I was dejected! I thought here we go again! But, we were patient and Sally Jo successfully negotiated to have the roof replaced prior to close of escrow.


I am happy with the outcome. Saly Jo and her husband, Derek Dierker (also a licensed agent) are like family. There is no better realtor in the state of Oklahoma. I am convinced!
