Ryan listed my home on Saturday, June 4, 2022, despite some concern on my part that it should be listed on the previous day of Friday and things out of our control. Despite this, I had an offer, which was accepted a few days later. The buyer was a little wishy washy and I informed Ryan that the inspection process needed to be completed by Thursday, June 16, 2022, so in the worse case scenario that the buyer backed out we could place my home back on the market by Friday, June 17, 2022. I emphasized with Ryan the importance of this, so we would not lose a valuable day off the market. I sent Ryan a text message on Friday, June 17, 2022, inquiring that I had not received any communication about the inspection and thus I assumed everything was proceeding as planned. I never received a response from Ryan on Friday or even Thursday about the buyer's cancellation. It was not until the following Saturday morning, June 18, 2022 that he called to let me know that the buyer had backed out. He claimed the delay was him "trying to pressure the buyer into closing the deal, this was contrary to the buyer having signed a cancellation agreement on Thursday, June 16, 2022. This was a categorical lie on his part and failure of his fiduciary duties, and there are other things which I will not go into, because they are more my thoughts rather than facts. I wanted to lay out the exact facts of my home sale/failure for others, so you can avoid any of his services. 2022
