SELLERS BEWARE! I was in the process of getting ready to put my home on the market with a realtor when Frederick Bailey of Hardeman Real Estate contacted me to purchase my home as an investor, which was attractive to me as my mother (who lived with me) had just passed and I didn't need a 4600 sq. foot home and was ready to move on. He came with a contract in hand with a closing date. They got a third party buyer who, at the last minute, backed out. When Frederick contacted me with the news, they wanted to extend the contract 7 weeks after he knew I had cleared my home in a frenzy, as Hardeman moved up the original closing date by a week and moved my household 4 1/2 hours away. When I refused the extension, they refused to honor our original contract. This company does not work in good faith. They do not tell you that your deal with them is contingent on them selling your home first. They do not tell you they have no intention of honoring their contract unless they flip it first.
I can't speak to the realtor side but as for the "investor" side, these people are highly unethical...consider yourself warned. 2022
Tim Hardeman and I got connected when I was getting ready to sell my house in Atlanta. I had a tenant living in the house and Tim followed up with me over the course of about a year as the tenants lease came to an end. Once the tenant moved out, the place was a mess. I had to do a full renovation and Tim had a lot of great suggestions. I liked that Tim owns a large portfolio of investment properties, has done large renovation projects, and sells a lot of properties around Atlanta so that he is in touch with the real estate market. He helped my wife and I pick the best finishes that would make the house pop. Came by to check up on the progress. Shared suggestions for contractors. Started marketing it to his network before the house was officially for sale and got us a few early showings. We wound up getting several offers on the house and Tim made great negotiation recommendations that most real estate agents wouldnt even think about. Ways on how to make the contract more favorable to us, how to protect us better, save us time, and ultimately make us more money. We closed on the house and really appreciate Tims work. I will be selling more properties with Tim Hardeman and his team and have recommended him to friends and colleagues already. 2019

Deciding to sell my home was a not an easy decision. From the beginning, Tim and his associates consistently followed up with me to gain an understanding of where I was in the decision-making process as well as my motivation to sell or not to sell.
