Kristen Downing is the consummate real estate professional. My wife and I were relocating from Ohio to North Carolina and had little knowledge of the area, particularly real estate values, desirable neighborhoods, etc. n nKristen showed us several homes in Sneads Ferry, Holly Ridge, and Surf City. We toured at least a dozen homes with her and all of them were in line with what we wanted, but we simply couldn't decide. n nBecause we are particular, Kristen suggested we consider building a new home. After looking at several vacant lots, we fell in love one in particular. That's when Kristen really got busy. She negotiated with the sellers' representative and got us a good deal on the lot. We closed in less than 2 weeks! Simultaneously, she showed us floor plans from several builders. Again, we had trouble deciding. She continued to conduct research on home styles and found a floor plan that was perfect for us. She went to the showroom with us, reviewed the drawings (making several excellent suggestions), and ultimately negotiated the price. We signed with the builder and immediately began the building process, but her involvement didn't end there. n nKristen walked us through obtaining the construction loan, finding an insurance agency, developing a construction timeline, and closing on the mortgage. Since then, she has been instrumental in communicating with the builder to keep the project on track. She also has intervened in several instances where the construction didn't match the agreement. n nWe will be moving into our brand new, gorgeous dream home soon. We were able to get exactly what we wanted, in the area we desired, and ultimately spent about 10% below the average market value of the existing homes we toured. n nKristen's performance throughout the process was outstanding.
