The sale of our home was convoluted and frustrating to say the least, through no fault of Garrett or Century 21 Sweyer. The continual roadblocks and delays encountered were neither warranted or appreciated. It would seem that the Century 21 American Properties Agent representing the Buyer could have done more to prevent many of the roadblocks and delays by being more pro-active.
The list of roadblocks and delays is too long to document here but the following examples give a flavor of the frustration they caused.
The home inspector took 7 hours to inspect our home and his findings were accepted by the buyer without requiring any repairs. The process then went dead only to find out, after the fact, that the account with the VA had been placed in 'Inactive Status'. The buyers agent should have prevented this from happening. Then the saga of the Home Appraiser begins. He initially reported that he could not find 'Comps' supporting the agreed upon selling price. Garrett was able provide Comps that not only supported the agreed upon selling price but actually supported a higher selling price. The appraiser then stated that there were 5 items that needed to be corrected before the sale could go forward, usurping the findings of the home inspector. Except for requiring additional protection around the pool, the remaining 4 items were considered minor by 2 licensed building contractors contacted by Garrett. When the appraiser returned to 'Inspect' his required repairs he decided to add 2 additional required repairs which required him to return again to inspect the additional repairs. The buyer and I contacted each other and were in agreement that the remaining appraiser repairs were minor and were willing to allow the sale to go forward as is. I contacted Garrett and asked him to see what it would take to create a document expressing our agreement. He was told that the lender would have to refer the question to its legal department. A couple of days later Garrett was told that the lender's legal department said that was not allowed because it would violate a 'Sanitary Law' ???. Specifically the legal department was referring to some minor decay on the fascia board of the rear of the detached garage.
I could go on but its obvious that the 'Players' in this sale need serious counseling !!
To put this in perspective, the Home Inspection was completed around November 15, 2017. The closing was January 9, 2018. It would never have happened if Garrett had not been our agent and I thank him. 2018
