We were planning to buy a new home late this year or early next, but those plans changed quickly when we did an OpenDoor request and saw the value of our current home. My wife actually found a home that checked the boxes and our timeline changed quickly. Rushed the financing, but the house had an accepted offer an hour after we left.
I worked with Rich in a previous life, so I reached out to him to help the search. We were all over the place and probably asked him to change the search parameters 6 or 7 times over. He was up late and early making sure we were the first to see all new listings and made sure we were up to date with his listing machine.
We viewed 4 homes together, was outbid on two homes and was gonna take a break. My wife decided to scope out an area not in our search grid, and found a couple homes to look at. Rich set it up, we toured, we liked we bought. He helped us navigate all the way to the end, even up to the last minute when the loan company threw a big curveball at us less than 24hrs before closing.

Always answers calls/emails/text right away. He was is knowledgeable about good areas to invest and has all kinds of referrals for getting started in real estate investment. I've talked to Rich quite a bit over the phone. He seemed like the perfect realtor to do business with for investing. He knew exactly what I was looking for when I told him my criteria. He is familiar with the Jacksonville area. I am from the Northern Virginia and I have little knowledge of Jacksonville. I did some research properties, and he was able to get back to me at a timely fashion on the properties information.
Since I knew he was a great candidate as my realtor to do business with, I flew from Northern VA, down to Jacksonville to meet him. We looked at a few properties. He is knowledgeable on homes.
