Sam is simply the best in the business. What separates Sam from other Realtors I have worked with is that he is a complete package. Sam is incredibly smart, well-spoken, knowledgeable, and most importantly hard working. Sam kept me updated me every day with new potential listings in my area. He didnt just put me on a preset house search and bombard me with any house; he vetted them for me and gave me his honest opinion. Most Realtors will encourage clients to purchase a home even if it is more expensive than what they should pay because they are able to get the commission and move on to another client. NOT SAM! Sam was honest with me every step of the way and gave me his professional opinion even when it wasnt convenient for him. One of my favorite aspects of working with Sam is his knowledge of building construction. Sam has a 6th sense for spotting potential problems. House after house Sam was able to save me from buying properties that would have cost me 10s of thousands of dollars in repairs. In addition, Sam is like a CIA interrogator, he is a master communicator. He has a unique ability to smooth-talk other agents and gets them to reveal key information. Sam drove all over the county looking at houses for an extended period of time and never once complained. He is a true professional and an even better person. By the end of the process, I no longer viewed Sam as my realtor, I considered him part of my family. He is such a great guy who cares deeply about making sure his clients are happy and makes sure they dont settle on mediocre properties. We bought a California home while we were still in Louisiana. Lucky for us, Sam gave us virtual tours. Sam helped us through our first offer and although it didnt work out, the next day he was communicating with us looking for other options.
Once we finally landed on a home, Sam made sure everything went smoothly. He set up our house appointments (i.e. home inspection), with options to choose from. He was also on top of any paperwork we had missed. At some point, we realized our lender would not be able to approve our condo because it was not VA approved. We had tried 5 - 6 lenders and none of them knew how to complete this process. However, Sam knew someone who could and the condo ended up being VA approved.

I first contacted Sam in the late fall of 2019 when I was starting my search for a home. I wasnt quite ready to buy at that time, but Sam was helpful in setting me up with email notifications for the types of houses I was interested in purchasing. This was a great tool to get a feel of how the market was and how to spot a good deal. By the time 2020 came around, I was ready to take the next steps in buying my new home. Sam was super patient during the 5-month process of showings, offers, counteroffers, and not to mention a freaking pandemic! Sam was always on top of market trends and great at highlighting properties that he knew I would like. I eventually found a beautiful two-bedroom, two-bath condominium in North Park for 10k under asking. If you are looking for an agent who will hold your best interests as a top priority, look no further. He has been honest, dependable and a real pleasure to work with.
I bought my first home on my own and Sam Carter was so helpful and genuine throughout the entire process. I started looking way far east in Julian and he would drive hours to look at really fun and cute homes for me. He wasn't afraid to look behind ovens to see if there was a gas hook up, or look into different parts of the houses that may have been run down and ask the listing agents tough questions about repairs. As time passed I found myself looking closer to the city and after almost a year of house searching Sam found an adorable 2 bed 2 bath in Clairemont, San Diego with a sweet ground level back patio (a must have I wouldn't budge on), a gated community and a pool! So many great perks in this home and he found it within two days of it appearing on the market. All of his suggestions for putting in an offer were so helpful and my offer was accepted over three others! He is so knowledgable about the offer process, escrow and title information. I never hesitated to ask Sam a question about something I was unsure about and he never made me feel insecure about my lack of knowledge or my inability to understand things that seemed simple. He is so charming and I was always laughing when we were looking at homes, sometimes I felt like we were just hanging out! His honest approach towards home searching made it easy for me to say what I really wanted from a home and he would always validate my opinions with facts or objective reasons to see things from my perspective. I actually moved in to my condo today and I am so excited to start the next chapter of my life and I am undoubtedly grateful to Sam for making it such a great experience!
