A must read!

Where to begin with my experience with Laurel! I have to say I never quite got the concept of a real estate agent until I needed one. I also didnt understand the motivation behind helping someone embark on a search that may result in nothing and thus the agents effort is all for nothing. Well, this was what I was thinking going into this process, my husband and I, though ready, was equally ready to settle for apartment dwelling yet another cycle, if faced with too many complexities.
Little did I know that I would find a gem, a friend, and a family in Laurel! She came recommended by my sister who got her home about a few years back and surely upon meeting her it was a family reunion - we started thinking we had all the time in the world to find something (i.e., 2019 December) until the unprecedented challenges of COVID-19 began in March / April 2020. Inventory was slim and most of the choices just did not fit the bill. Laurel throughout was patient, available, and just comfortable to talk to. Laurels personality is inherently to care, we experienced the uniqueness of looking at homes in a COVID situation together with the unsettling overpriced houses, slimmed down house viewing, multi-offers on properties that just didnt warrant it etc. and right when we thought we were getting into the grove of things, my husband and I discovered we were expecting! So now we just couldnt settle for an apartment dwelling and the urgency of finding the ideal place that we could grow into became more real.
Amidst all this Laurel, had enough encouragement for all of us, reassuring and never compromising her promise to find us a place that fit the bill of what we wanted. In fact right before the lock-down there had been a home of interest which was already in a bid battle as much as I thought I loved the home and was willing to pay the rising tag on the house for fear of not finding anything else, Laurel advised against it, with her expertise and background she convinced me that it is significantly overpriced above value and all this because of COVID but she still had hopes that we would find even better... glad I stuck to her advice!
Eventually we found the one, while it appeared to fit the bill, there were a lot of unfinished things and an easement driveway that was not mentioned to boot - we were certain we would drop this one, in fact Laurel, my husband, and I came to the consensus that though it seemed to be the one, there were just too many things undone about the home that would elevate the costs beyond our threshold. Long story short, and after some weeks away from this home with yet slim pickings - I came back to the house, Laurel and my husband both reluctant, but on speaking with Laurel that this was it, she rolled up her family sleeves and began working with us on the best way to negotiate this home I have to say without Laurel this process would have been unpleasant nor would we have gotten the deal price we got for it.
In the midst of construction work and finishing touches on the house, personal things happened that I would have been quite alright if Laurel chose to bow out of the process, but to my humbled and most grateful surprise she stood with us. Laurel, little did you know that this gesture of yours, in this personal period for you, endeared you to me more than youll ever know and I knew for sure that you were God-sent.
Laurel your diligence is commendable, I always say what is worth doing, is worth doing well, and you exceeded all our expectations on all fronts. I pray for you like I do family and wish that your good works and attitude and fairness and integrity will always meet you ahead multi-folds. I would go through this process with again and for future if ever there is a need but honestly you came through and supported my vision and interests with grace. I did not know how to answer the eighth part of this page as I had not dealt with Laurel previously but as I said above two friends had recommended her. My husband and I interviewed Laurel. She came to the appointment with a wealth of experience (platinum ranked agent), she had excellent knowledge of the area, had sold MANY homes in the area (Scotchtown) she had a marketing plan for our home including an accurate time line for listing our property, understood pricing and listened intently to our thoughts, desires and concerns. Her staging suggestions were right on target and by following her suggestions saved the money a "stager "would have charged. Laurel instinctively knew (experience is the best teacher) which house features needed to be addressed and features could remain as is to get the property market ready. For example the kitchen counter area was large- we considered replacing the counter with granite but the counter was in perfect condition, a good neutral color and with a beveled edge. Laurel suggested we leave it as it would take a few weeks to replace and there were few properties on the market in the area so time was of the essence.

When describing Laurel (actually I used these words to a friend yesterday) knowledgeable, professional, understanding of our circumstances, and an EXCELLENT communicator- with us, with the other agent, and with our attorney. Plus, she has a TOTAL awareness of what buyers want and how sellers can get their price. She literally made a difficult situation for us- we had lived in the house for thirty eight years and although we did not want to sell, we needed to sell because we needed to relocate nearer family.

I researched the web for top selling agents in Orange County NY. I was provided with the top four agents all from different agencies. Laurel was the best prepared and most professional of the all of them. She toured the entire house including basement and outdoor storage shed to get a thorough representation of our house. She provided local comps and discussed what range she felt the house would sell. My wife and I immediately felt Laurel was the right agent for us. Through out the entire sale, Laurel set a standard that few of the agents showing our house could begin to compare with.

The first showing produced a local buyer. While we accepted their offer the sale fell through after 5 months of waiting for the buyer to secure his funds for a cash purchase and then we learned he had virtually no credit. Had his agent been as professional and dedicated as Laurel we would not have endured that painful time loss. Laurel Lustgarten came highly recommended by a home inspector I was working with on another property I was considering. The first time we spoke, she was polite, respectful, and gathered every bit of information from me to narrow down the style of house I was looking for.

Once we had a short list of houses I wanted to see, during the showings Laurel was observant and pointed out a lot of things that I hadn't considered or that I should be aware of. On our second round of showings, we found the house I was looking for and afterwards, she walked me through the entire process and helped me understand what to expect as I was a first time home buyer. She was also available at any time in case I had any questions or concerns and was always sent a text to set up a time to talk in case she was busy with other clients or at a closing.

Once we had an accepted offer, that is when things really started to go sideways. There was an underground oil tank we had requested to be removed, asbestos to be removed or remediated, and termites that were requested to be dealt with. The oil tank took a little while and the termites were not the issue. What happened is the sellers had hired somebody to remediate the asbestos and what we found when we went to check on the progress was amazing. They thought by wrapping a few ends of the asbestos in aluminum foil and some duct tape would be sufficient. Laurel was right back on the phone to the selling broker to inform her that the remediation was not up to our standards and that it needed to be corrected to which it was.

Once all of the requests had been completed, it then became the seller's attorney who wasn't responding to get contracts signed and things in motion. Laurel was all over that for weeks to ensure that all the necessary documentation was completed and returned in a timely manner by keeping the seller's broker informed that the hold up was on their attorney and we were not getting any responses from her.

If it wasn't for Laurel and her abilities to keep me calm and focused, clearly communicate between parties, and get things moving again, I probably would have walked away from this property as anything that could have gone wrong did (and then some). Laurel worked hard to answer all my questions and was there for me any time all the way through closing. I cannot say enough good things about her and I have (and will continue to) recommended her to all of my friends and family who are looking to purchase or sell a house.
