I'd give negative scores if I could. Had the property under contract from the end of July until the end of November. Almost immediately my agent started getting calls from him accusing my wife and I of "hanging out in this foreclosed home in our free time". Despite the clear evidence from empty beer cans and even fresh cinder marks in the fireplaces of people trespassing since the first showing. Every time we needed to communicate with him he disappeared, causing more issues in the process. Meanwhile, I looked at reviews for him on Yelp of several times doing similar shady things with sales, even as far as declining offers and then buying the property himself (indirectly of course). So then our closing comes up and my lender made a blunder of things, four days before settlement. We needed more time but he refused, completely his perogative (or the bank he's representing? I hope he kept them updated), so we say okay then we have to leave the contract but we are still 100% commited to buying this place. So please, if nothing else, send us a courtesy message if another offer comes in. He never responds (to any message again), and four days later the house is under contract already. It settled this week, for $26,000 less than our offer.

I'd love to know why the bank jumped on such a lower offer after only four days back on the market when we were clearly still willing to get it at the higher amount. Also, for even a $10,000 cut our issues would have disappeared and we could have closed on time.

I could be reading too much into it, but there were too many suspicious behaviors and actions going on during that deal for me to think otherwise. I recommend him to no one at all, and will never do business with him again.
