I started working with Scott Roat around 11 years ago when he was the Real Estate agent on the sale of perhaps one of the most unique properties on the Pacific Coast of North America, the Island.


The Island in Caspar is perhaps, the only private Coastal Island between Seattle and Mexico with a drivable bridge which at the time had approvals to build a 1700 sq ft single family home that took the previous owner 25 years to get.


Needless to say , negotiating with the seller to get an acceptable price and enough time to work out the details of the purchase so the deal could come together was a feat that I believe no other agent on the Mendocino Coast could have done as artfully or successfully as Scott Roat.


There were numerous unique details in the purchase that a less skilled agent might well have overlooked or erred on, but not Scott.


Aside from the complexity of dealing with the seller, the Coastal Commission approvals and the extraordinary financing , Scott managed to negotiate a number of extensions for us to have the time to put together such an incredible deal.


In the end , after over a year of being in escrow, we managed to pull off an amazing feat in having success with all the unique challenging aspects of the deal.


As it turned out, the home was ultimately built and succeeded in getting on HGTVs Island Hunters where they had shown 25 Islands prior to our show from all over the world. The highest number of views prior to our show for any Island was 2.2 million . Our show shattered that record by getting 3.65 million views from all over the US and Canada.


The show has been shown on reruns for years and usually has some major advertisers on it from all over.


Needless to say, none of this could have happened without Scott Roat's help.


I cant more highly recommend any other agent on the Coast than Scott Roat if you are looking for a successful, smooth and prosperous transaction.

Scott helped us to get into a home just when we were beginning to think it wasnt possible for us in our area. He was professional and courteous but also firm and persistent. He made us feel like we had somebody in our corner fighting for us and our interests and thats because he was doing so. We went through three separate realtors over the course of approximately four years and we found ourselves in escrow on our own home only a few weeks into working with him. The man gets results and hes a pleasure to work with. Hands down the best realtor in our area and weve worked with several of them so far. He didnt make us feel like we were shut out of the local housing market due to our relatively lower means for the area, like the other larger offices made us feel. Cant recommend Scott enough. 10/10. Five stars. Will be using his services again hopefully when its time for us to sell. Thank you Scott!

As a first time seller, I had no idea as to the legalities and process of selling a house and he took full advantage of this. He manipulated me into signing an SELM form saying that it was to protect me from unscrupulous realtors (how ironic!), that he could not begin work until I signed it and he could get FINED for every day that passed that I did not sign it. Once I signed this form, he CEASED to do any work to list the house. He, in fact, took a vacation. He was non responsive to texts and phone calls and would not submit photos, even after he returned from his vacation. Because of his failure to perform the simple duty of listing my property, I attempted to obtain a confirmation of cancellation because this obviously wasnt working out. Several days after I repeatedly asked for the COC did he provide crooked and warped photos taken at eye level with an outdated iPhone SR. Anyone who has even minor experience with photography will know this is a serious faux pas. He explained that he worked in media and feature films are shot with a iPhones these days (totally not true). About a month after the listing was he finally replaced the photos with ones that I emailed to him. AFTER I tried to fire him and BEFORE the listing was live, he ran to the property and threw up a lockbox and his Scott Roat Realty sign- which is illegal, if I am not mistaken. Then he refused the COC sending back an altered one that entitled him to collect 100% of the commission if it sells in the next 6 months. He cannot make a complete and coherent sentence- often beginning paragraphs with the word and. This became an issue when he wrote the single paragraph describing my building for the listing. Once the lockbox was up, he left the showings in the hands of other realtors and refused to even provide accurate details of the building nor maintain the 1 paragraph description on the MLS. There were only 4 active listings on the coast, mine being one of them, and he has refused to do his job of providing accurate listing information. The details of my property were different on 3 major real estate sites and he was made aware of this immediately and repeatedly, on almost a daily basis, however he refused to correct for 5.5 months of his 6 month contract. 2 of the 3 listings did not state the square footage, which is substantial and huge selling point as being over 2800 square feet. All listings erroneously stated a separate covered 2 car garage, 2 fireplaces and electric heat- NONE of which this building has. He told me that he worked in tech and knows SEO however his chosen keywords had minuscule reach and hyper specificity- even going so far as using 4 words WITH HYPHENS in between them in a single tag. Working with Scott was 6 months of constant stress and difficulty in which we had to get a lawyer to mediate, and STILL he refused to correct the listings until 2 weeks before his contract ran out. I had moved 3500 miles away upon vacating this house and he also refused to help us find people to maintain the property through these 6 months and never provided showing reports of any kind.

The many details involved in finding and purchasing a home can be overwhelming. I am grateful for Scotts help in purchasing, now three, homes in Mendocino. From the beginning, Scott has shown himself to be skilled and responsive and has doggedly pursued finding the right home for our needs. He researched the backstory of properties to help us make an informed decision and a more attractive offer. Though we are not his most lucrative clients, I have always felt like a priority with Scott; he has rearranged his schedule to accommodate us and, if he is unable to answer a call, we usually get a call back in under an hour. He even researched and recommended an agent for a friends transaction in Tahoe, which went through quickly and smoothly. I strongly recommend having Scott on your team!
