Im a dedicated Realtor whose only job is Real Estate. I am more than a full time agent! How do you help buyers to find the right properties for them?
I love working with buyers. The right property has to meet many needs. Budget is a huge factor but not necessarily the most important. I want you to get the RIGHT house. One that meets your needs now and in the future. It has to be in the right location, right price, in the right condition, and be viable for the for the long term. Either has a primary residence or as an investment property. This is always a challenge but honestly one that I love.

How do you make sure buyers get the best price for the property they are interested in? Simple there is plenty of data surrounding all properties that will help us find the right price for the property. We use location, size, condition, and the buyers objective with the property, and many other factors to determine the right price.

What do you do to help market the properties your clients are selling?
Being a local Realtor in palm Beach County over 12 years I have tons of contacts that I can call upon. I use all of the traditional methods MLS, various online websites, email blast etc.. On top of that I have a fairly large number of investors that I work with. They all have different buying criteria so that diversity almost always leaves me with a couple of potential investor buyers. I also work with several hedge funds which again have specific criteria for there purchases. Usually there is one or two of them that will make an offer to buy. If its priced right we will ALWAYS get it sold in a timely manner!

How do you ensure your sellers get the highest price?
I run a comprehensive market analysis on every listing to start. Once we have done that I will visit the properties that directly compete with our listing. I will then form my opinion as to value. I will then compare that opinion to other industry analytic this will give me several other opinions. All of these will come together to give me a final opinion of value. I will meet with you the seller and present all of this information in clear simple to understand format so that we can agree on a selling price and strategy.

What do you recommend sellers do to make sure their selling process is smooth?
It''s all about planning and organization. There are many things that I will do to make the process smooth. Most importantly is communication. The importance of communication can not be over stated. As a Realtor I feel its my duty to keep you on top of things and to be proactive in letting you know what will happen next and give you an accurate time frame as to when it will happen. You will have all of the necessary contact information for all parties in the transaction. I will help you prepare for your move by providing contact information for various utilities, movers, etc.. All local reliable businesses that some of my clients have successfully in the past. Together we can make in as stress free as possible.
