Spencer Webb was the selling agent on a house we were pursuing in Grand Blanc, MI. He was eager for our offer, said it looked good and indicated it would be accepted and he was working on signatures. Mr. Webb requested we extend the deadline to respond to our offer b/c the seller was with her grandchildren and would not be available to sign docs over the weekend (which we later learned was untrue). Mr. Webb did not give our realtor any indication that there was another offer on the table and led us to believe we were simply waiting for signatures. Late that same night he sold the house to another buyer! It is uncommon for an agent to communicate he is working on signatures and suddenly sell the property to another buyer without notice. Mr. Webb said the other offer was significantly higher than ours (the transaction closed only 1.6% higher than our offer which is not significant by any standard). Mr. Webb did not give us an opportunity to compete which, in my opinion, was not acting in the best interest of the buyers or the seller.
Spencer Webb did not act in good faith on behalf of either party and, in my opinion, was UNFAIR and DECEPTIVE in the way he chose to negotiate this transaction. Had he chosen to be honest he would have treated all prospective buyers fairly and likely would have secured a higher sale price for the seller.
