How to recognize signs of worrisome settling or proper grouting in a bathroom, how to identify the amperage of an electrical panel (and what's acceptable for a house in 2021), considerations to make in terms of the street you'd be living on (such as that house at the corner of a popular cut-through that's right next to a sharp, dangerous turn, in a hilly area that will get dangerous in the winter...), what age range/style of house we should look for if we want one with a large master bedroom... etc.
She was never shy about recommending we avoid a property due to issues she could immediately recognize as being a problem in the short or long term, which I hugely appreciated as a first-time homebuyer. She also was outstandingly accommodating - I probably dragged her out to a dozen houses over the course of a single week, and she was willing to look at them long after the sun had gone down to make sure we got the chance to jump on it in this wild 2021 market.
And, perhaps most importantly: when we finally did find a property we wanted, she handled the process of making our offer extremely well, and we got the first house we put an offer on under contract, which - again, *in this market* - still floors me.
She and her team have also made navigating escrow a breeze, with a team of people prepared to help and regular updates throughout the process. I couldn't imagine how stressful it all would've been without her.

When my fiance and I were looking for a house, we had different ideas of what we were looking for but we knew there was some common ground that could be made. After reaching out to a few realtors and being told "you need to figure out what you want first", we reached out to Ashley. We both shared what we were individually looking for, and she said "I can work with that and find something you'll both love." She was wonderful at taking our non-negotiables and finding houses that each of us loved individually but that also worked for us together.
