We have had the biggest ripoff of our lifetime, and hopefully others may find our experience useful to know. Jins skills all seemed to be focused on the amount we could pay and psychological analysis of how you think/how far you can be pushed, not on the actual object of the transaction: the house, its condition and the most important-what the houses in this condition are actually offered in that area.

Throughout the entire process it felt like she was advocating for the other side interests instead of ours. Prior to hiring, I noted reviews on the other platform that many of her clients rarely rated her negotiations skills 5 star, but I failed to take it as a hint that negotiations skills is not a strong point of this realtor

1. Jin shared the comps with us only AFTER we submitted the offer, and after seeing the comps it was clear there is NO ANY SINGLE PROPERTY in the area, even in impeccable condition, that is sold the price of a fancy car above asking price.

She advised us before she showed us the comps on the bidding price 70K over asking, with the escalation 100K over the asking price, and failed to explain prior to bidding what TLS term means in the listing agents remarks. It costed a lot of inspections to learn what TLS really means, but at that point the bidding price could not be changed

2. Careless and uninvolved agent. Jin would spend hours lecturing on something obvious (and doesnt like to be interrupted), but was not there when we needed her the most. She would open the door but had different excuses to leave and to not be present during inspections, or send her husband, who left us too. We were left wondering at the time at somebody elses property without any realtors representation.

There are many other examples of careless and uninvolved approach-not picking up a phone for almost an entire day when Zillow estimate showed 100K price drop, advising on incorrect Earnest Money to be deposited because she simply didnt even seem to notice or care the Earnest Money amount in the Counteroffer increased, not staying on top of explaining what All deadlines actually mean before they pass, when submitting the offer not paying attention to other agents remarks the Offer had to be submitted with Special Warranty Deed etc.etc

3. Jin talked a lot about having lots of customers, being experienced dealing with many properties. Her experience didnt help at all as she seemed to not notice basic maintenance neglect/alarms, and as an agent she should not have taken us if she was so busy with other customers. The day we landed we were made to sign a contract as the condition to see the houses, and that unfortunately was binding during the transaction. I hear from other local buyers their good realtors never rush signing until their client is comfortable working with the realtor

4. Contract documentation, computer skills. After asking to correct multiple times West to East on one of the contract papers, only left with West still showing up along with multiple typos, I ended up drafting myself the paperwork in order not to have so many embarrassing typos. I didnt realize prior to hiring that the level of English writing skills of the agent would require each single paragraph editing -all those are legal contract documents!

Overall, I got a feeling the transaction was driven by Jins not to lose face interests in front of the other agent, instead of thorough core logic analysis of the comps and the market dynamics. I also dont rule out there were some promises made to the other side without asking us first, and then sticking us to that route-this is the impression I got based on my numerous observations. Our interests didnt seem to matter much, as we were fools , who should have continued to stay fools.

The process was as stressful as it only could be, as the agents approach to our hard earned money: gamble on it, pray, one bird kills it all (looking for the easiest fix for the seller and doing everything for the transaction to go through, without giving any consideration whatsoever how her buyer will be sorting out/tracking down the issues once actually living in the house).

As a result, we ended up being the VERY ONLY property buyers in the area paying 60K above asking price for the property that needs pretty much everything repaired. This is an outlier in the area, and from all the talking I have with locals, doing it with a different realtor would never lead to such consequences.

Hope sharing this experience warns and helps other potential buyers.
