They coordinated everything from stagers to window washers all the way through closing. They kept us informed of every showing and and held open houses and feedback from every potential buyer.

We sold the house at the price we wanted and within two weeks we had multiple offers.

I highly recommend this team and I don't think there is a better group in Arizona!

All I can say is THANK YOU Sibbach Team ! We have sold two houses with Jeff and purchased one! This is the most amazing real estate team in Arizona.

They are on top of everything and communicate with you all the time. They also take all your calls all times of day and night. Being a seller it can be a stressful time and believe me this team handles even the most stressed client. We were moving across country and had 1,000 things to do at one time. The only thing we didn't have to worry about was The Sibbach Team.

Jeff is a master at self promotion, but fell (very) short on executing the sale of our home. We were utterly shocked with how they chose to "market" our home and then defended their actions when we questioned them. If Jeff offered to sell another home for us at no cost, we would run the other way. Sarah was the shining star on the team, but unfortunately, it was not enough to make up the major ball drop by Jeff and Adam. The overall process they use within the team is best described as clunky; too much miscommunication, left hand not talking to the right, etc.

We had nice photos of our home on Zillow already with a description of all the upgrades we had done to the home. I showed Jeff this and he commented on how nice the photos were. I told him to use our photos. The Sibbach team then removes all the photos and replaces it with one awful Google map image with the only description as "Great South Scottsdale home coming soon." Sibbach goes to their pre-list with this "marketing strategy." I explained my frustrations with Adam on multiple occasions, especially since the backyard is the highlight of the home. It includes 33, 20' mature ficus trees creating a formal hedge around the entire backyard with lush landscaping and a pool. This was both visually and verbally stripped from the listing. Jeff even records the entire conversation during the first meeting "so nothing is missed."

We only had one buyer come through the door who put in a full price offer only hours later with an escalation clause going up an additional $20K if we got competing offers. The fact that no one else came through the door is not a shocker based on the awful image Sibbach chose and omitting everything about the home in the listing. Jeff, however, defended this strategy and boasted how he got us full asking. I challenged him on his photo strategy and explained to him that if he used the picture of our backyard we would have had more buyers come through the door. He wouldn't agree. Well, Jeff... I have news for you. I spoke with the buyer personally and asked them how they find our home. They stated they get Zillow email updates and saw the picture of our backyard - the one that I took and told you to keep up - but when they clicked on the link, the photo was gone and it was that ugly Google map image you purposely put up. They stated they still wanted to see the home BECAUSE of the backyard and despite the awful Google map image. So, it was MY PHOTO that lured them in. You are welcome! I also asked them what the process was like to see the home. Apparently they had to contact three different people at Sibbach and it took two days to get into the home.

On closing day, I received a call from Jeff's wife to congratulate me and make sure everything went smooth. I then asked if she spoke with anyone in the office about my frustrations with them and she replied with, "well, I work from home." There is so much irony in that statement and it pretty much sums up my experience with the Sibbach team. Jeff's wife said she would get back to me, but I never heard from her again.

We spoke with so many other realtors during this time and afterwards. Everyone is getting full asking price and over, with multiple showing requests on the first day. However, all of them are using nice photos and actually putting a description in the listing.

While the argument made by Sibbach is that we got full asking price, Sibbach failed to market our home in a way to drive interest and competition and let the market play out (like what any realtor should do). Instead, Sibbach controlled the market in this situation and folded over while patting themselves on the back.
