Flat Fee MLS Realty provides a great service without the need to spend thousands of dollars. My transaction with them went seamlessly from the beginning until the end. They were also easy to communicate with. Loved how effortlessly it was to confirm showings and answer agents' questions. I will be using them again for all of my real estate sale transactions in the future.
I had used an MLS listing agent in the past that was good. So I was disappointed by the lack of service and response with this agency. Never ever got to speak with Stephen Lachey. He has a team of minions who respond to calls. If you ask for the person you spoke with before, they are always busy and whoever answers the call will handle your questions. That's Okay. But what is NOT okay is that they cost me $10,000 above asking, on my first offer received on the house. Their lack of response to the Buyer's agent was lazy and negligent. The Buyer's agent apparently submitted the offer through email and not the designated portal. Instead of responding to the agent with urgency, or informing me what was going on, there was a lag time. When inquired of the buyer's agent about this offer I never got to see after 2-day delay, I was in shock. By the time we got to day 3, I called the agent and she stated the buyer decided to withdraw the offer out of frustration! He had a job starting in the area and wanted that contract immediately. Other offers came in, one lowball, but finally one at asking. I sold the house within 7 days. And I only had to pay the Buyer's agent commission of 3%. And the closing costs and fees were as stated. So I was satisfied at the end.
We were looking for a way to sell our home as FSBOs. At first, getting our home on the MILS was the most important feature of the services provided by FFMLSR. What we didn't expect was a turnkey operation.

I had a good experience with this company. A fraction of the closing cost of a regular realtor. I was able to give the selling realtor 2% as opposed to 3%. Only complaint is that I wasnt able to change my listing online. I had to submit my changes for them to review. I havent had this experience with other companies before. But it really didnt make any difference. I sold the property in one day for cash with a back up offer in cash. I had a title company who I love take care of the transaction. I had used a similar flat fee brokerage with great success when I sold my house in New Jersey 15 years ago. In this strong sellers market, being retired and having plenty of time on my hands, it seemed the smart way to go. Of the work required to get my house ready for sale and listed, much of it would have been required of me even if I had used a full service realtor. I hired a photographer and a lawyer at reasonable costs. Filing out the paperwork required a few calls to the Flat Fee MLS Realty friendly office staff. Result: I had a solid all-cash offer within 3 days, and a close within 3 weeks. I highly recommend this service.

I was reluctant to list my property with Stephen Hachey, for several reasons, I was nervous that I wouldn't get the support that I would get with a full service broker, and most of the brokers I reviewed made it sound like it was a major task, plus the property was over 2M dollars and the general consensus that it had to be listed with a full service broker to be sold, so I listed it with the local broker for 4 months and all I got was, a sign and a constant appeal to drop the price. Then I decided to list with Stephen, and I immediately noticed that the operation is organized, got the pictures the signs and the lock box done within a few days of the listing, then it went live, I accepted an offer within few weeks, everything was reviewed by Stephen, the staff was helpful as I was a little nervous, and it was a smooth closing afterwards, I saved about $65,000 in commission. Stephen knows what needs to be done on his end, however you have to do what's necessary on your end, mostly common Sense stuff make sure the property is clean, smells good, Nice landscaping, current colors, proper pricing, etc . I have another property that I am getting ready, which I will list with Stephen no regrets whatsoever.

This is essentially a service for people confident in selling a property on their own. I got almost zero support in the selling of the property...I did that myself. I hired my own title agent so they did little to assist in closing the sale, though that was my choice. They did send out a terrific photographer, a service I paid extra for, but well worth the highest priced package to get this service. They were efficient in getting the listing on the MLS. They were able to answer questions I had along the way. In summary, if you are in a robust sellers market and are good at meeting with potential buyers and showing property yourself, then this service may be for you. Never spoke with Stephen, only his office staff, who were accessible and could answer basic questions.

It's difficutl to rate Stephen Hatchey as I used his flat fee listing service and he doesn't really answer any questions related to that. If you have had experience selling your home or if you have a straight forward sale (no investors, or major issues), using the flat fee service is great. I don't advise using it if you think you might want to sell to an investor or need any legal advice. The flat fee service is strictly for listing on the MLS database. Be advised that you will have to pay a percentage rate to the buyer's agent. Stephen's service lists you on the database, but with him as the broker and at least a 2.5% to the buyer's agent. If you don't want to pay anything to any real estate agent, this is not the best way to go.
Even though we are not in the same city, Stephen kept us informed of what was going on. Documents where sent for any changes and what we were to expect. Closing was quick.

It is a lot of calls selling your own home and you dont really get to screen out folks who dont qualify. The buyers agents do the showings but they arent there to sell your home. Youre going to have to make time to be there and ask for the sale and make it happen or wait for luck.

I used Flat Fee MLS for the sale of my home. The process was easy and saved me a lot of money. I paid $69 to have my home listed and had an offer within 48hrs. After I accepted an offer the broker helped facilitate the transaction and closing went smooth. I have already recommended them to a family member and I will use them again in the future.
Stephens program was the lowest price for a flat fee that I found. While there is limited interaction, it worked! We sold in 2 weeks at full price. The process of scheduling viewings combined with no person-to-person interaction with potential buyers is the negative side of flat fee. A couple potential buyer realtors could not figure it out and never scheduled viewings.
It was a good experience in general. It certainly saved us a lot of money. The app for scheduling showings and dealing with offers was easy. A list of all the potential information you need to provide for the listing would have been helpful. The market analysis was weak in a hot market but I understood my most recent comparables well. In three days we had 40 showings and 20 offers so I needed to set everything else aside to deal with it. In general it was a good experience and outcome and zi would recommend it to my friends who understand a little about real estate sales.

Flat Fee Realty sold my home and saved me $50k in commissions. The Flat Fee system was a contemporary and automated with great exposure to the MLS. It would be virtually impossible to sell my home without MLS exposure. We had a direct connect to the buyers agents.
I am glad that we went this route, BUT you should know Stephen is not just a realtor, but a lawyer and the owner of Excel Title as well. I never did get to talk directly to Stephen, but other lawyers who worked for him. You will be charged a fee for using other Title companies. I was not particularly impressed with Excel Title, but the house sold. All of this caused me to be extra nervous about the eventual outcome. After the house has sold I can say this was a good service and the Lawyers who worked for Stephen were helpful on several key legal points. I would highly recommend this service, just know these few things ahead of time. Stephen (or maybe one of his office?) is extremely prompt at answering emails. If I was.selling another house I would not hesitate to use him again. In the end I saved a lot of money by using them.
I appreciated the outstanding communication which was in every phase and step of our sale. The staff and Stephen were available to answer all my questions in a prompt fashion and give some thoughts on questions I had. I toyed between 4 and 5 stars for my review because even though it was in the contract, I did not like the fact I was charged $325 for not using their title company. The $325 was supposed to be for time spent in coordinating with my title company, though my title company said they did not do anything. Paperwork perhaps? Other than that, this is a great service for selling a property for sale by owner and I would recommend Stephen and the company.
All-in-all just OK. The "agent" part of this contract was about average.....never actually talked to or got advice/help from Mr. Hachey, it was always a subordinate. However, for the $250 we paid for the platinum service they did send a professional photographer and the pictures that were taken and loaded onto the MLS were REALLY good!! Plus, when there had to be changes made to the MLS, they were fairly quick in getting those done. So, all-in-all I would give them a "B" grade. However, whatever you do, do NOT use the Closing/Title company that Mr. Hachey is "attached" to........Excel Title. They are absolutely terrible and made so many mistakes and mis-calculations during our closing period that I was surprised they actually made the closing date/time, but even then, there were problems that had to be resolved. Very little communication, and when there was communication it was wrong or outdated!! I would use Flat Fee MLS Realty again, but would NOT use Excel Title.
Within a day of uploading all the required information about our home I was receiving requests from dozens of realtors interested in our home. We received an offer within 2 weeks of listing and closed soon there after. We saved thousands of dollars that otherwise would have gone to our realtor. No one knows your home better than you. If you list it with Flat Fee Realty you appear in the MLS searches and can be contacted directly. I found them to be prompt, responsive and informative. Using the 3% commission I saved on something of my choice instead of another realtor's commission for showing up with a client.

FLAT FEE MLS REALTY is the new way of listing homes with fraction of the cost. You want to avoid those troubles to receive scammers calls if you try to sell yourself.
Only suggestion is to give seller options to post more pictures than 25.
To say we hit a few bumps and bruises during the sales process was an understatement. We were lucky to have an agent with such a broad knowledge of real estate law. We would have been stuck in a poor deal without him stepping in.

A friend highly recommended Stephen Hachey to us and now we can do the same. It's just crazy to spend 6% of your house sale on commission to a Real Estate agent when it is so easy, with Stepehn Hachey's assistance, do to it yourself! Any questions were answered the same day or the next and requests for documents etc were easily obtained. The buyers for our house used a real estate agent so we did pay them 2.5%. If you can take really good pictures and write a dynamite description for the ad, you can do this. The drone shots that we took were an added bonus. Once the upfront work (Pics & description) is done, you just sit back and set up showings through the app they provide. All of our showings were brought by agents so we did not do any showings ourselves. The one downside we noticed was that many large real estate agencies discouraged their agents to show listings by flat fee agencies or FSBO but if the agents are approached by an intersted buyer, they could show it. Our house was purchased by the first couple who saw it so it didn't hurt us. We would definitely use the Stephen Hachey agency again!
