Either she was lying or ignorant of real estate law (with "25 years of experience"),
- she emphatically told me that Buyer pays half the Real estate fees upon purchase, "that's the way it's done here in Santa Fe". NOT TRUE.
- She also told me "letters to the Seller were not allowed", as "it could casuse discrimination". That's also NOT TRUE.
I was new to Santa Fe, just days in the area and I believed her, trusting her knowledge of local realestate law. This is false, there is no law/real estate rule that says the buyer pays half the realtor fees. Perhaps this positioning made the deal more desirable for the seller and a quicker deal for her? I paid her over 9K+ in fees for a home I bought here in Santa Fe, November 2021 with no negotiation or representation for my concerns on that fee.
Following my children to help them along, I have bought and sold several homes in multiple states in recent years . I found Fateh most difficult to work with:
- took up enormous amounts of my time on the phone to convey simple communications,
- did not protect my interests, for example,
- misrepresented and contracted me to pay half the Realtor fees for me the buyer, stating that Santa Fe Realestate law was that buyer pays half the realitor fees, NOT TRUE.
- would not help me with suggestions for which inspections to get, and this territory was new to me so some local wisdom would have been helpful but she would give none.
- Complained that she didn't want to be available for inspectors! as it was inconvenient to her schedule.
- Upon final inspection before handover of the property she could not source the property images on her phone to verify objects attached, saying she didn't know how to access my listing on her phone!!! Wow, talk about technically limited.. I think a toddler could do that nowadays.
- Being new to the area, I was challenged to give directions to the property to a contractor so he could assess some future work, Fateh near refused to talk to him, dropping the call and speaking at a challenging distance to be heard, saying he should "google it".
- During the days leading up to close, she actually asked me what I was doing in Santa Fe the day before, as I was living 1+ hour away at the time. I told her I looked at another property to buy, it was in the $900K price range. She immediately got aggressive in her tone of voice and asked why I didn't have her show it to me? As she was insensitive to my disappointment with her service with my current property, I certainly didn't want her to represent me on another transaction. Truthfully, I told her I had contacted this agent prior to talking with her 2 months ago but that the property went into contract and had since fallen out so I reconnected with the 1st Agent to pursue this home. She told me that I should just tell the Agent I was working with her and cut her out of the deal. I told her that I believed that since I had first talked with the original Agent that I should continue my pursuit with her, not Fateh. Fateh was emphatic that it's OK to cut her out and work with her. She went on to say she had "bills, and a daughter to support and that she needed the opportunity to close a $900K deal" She went on admonishing me for looking at this property without her. I was verbally aggressed upon by her for over 30+ minutes and felt emotionally bullied. This only served to ingrain my impressions of her as hurtful to work with and would never contract her to work with me again.
- The list goes on.. She was difficult in every way. Not a pleasant experience in fact extremely stressful to deal with her negative attitude.
