She was happy with all he did for her so I decided to use him too. Right from the start he seemed different than other realtors. He spent about an hour at my house going over all his methods and suggestions and I was impressed by that. As it turned out the suggestions he gave me for pricing at the beginning were realistic. I liked the fact that he was always available when you texted him or called him and I never felt rushed. With the deep decline in real estate values in Cape Coral after the crash, we came the market, found Craig by luck, and started looking at and ultimately buying investment properties with Craig in 2011, where his knowledge of the local market enabled us to acquire 6 single family homes at attractive pricing, deeply below replacement cost. He referred us to all the necessary trades to do renovations, etc., which were seamless and without a single complaint, and then we started to sell the homes in 2014, as the market had climbed significantly. Craig took a sincere interest in our needs and desires to relocate to SW Florida. He began sending us internet selections of homes within our desired location and price range. He spent time following up with emails and telephone calls until a group of homes were gathered for us to see. His personality made us as shoppers feel comfortable and confident that we had found an agent that was not only interested in finding us a home but wanting to make us happy with our selection. Craig was always there for us. Lord knows we probably made a pain of ourselves with the number of telephone calls placed to him. He was always patient and receptive to our concerns. But, most of all he was both professional and respectful to our needs and concerns. Craig was really the only member of the staff that we dealt with. The only other staff members we met were on the evening of the closing. Being 1300 miles away during the entire selling process we relied heavily on Craig to carry the deal from beginning to close. I am from Pennsylvania and I made two previous trips to Cape Coral in search of a winter home using a different Century 21 agency. My experience with the agent was not satisfactory. I found Craig Cunha from a home listing I was interested in. Craig responded immediately, listened to my requirements and promised to devote his time to finding me my perfect home. Craig set me up on your web site with homes that matched my requirements. Being from PA, I wanted to select as many homes to view as possible in the shortest possible time. Craig made a suggestion to limit my search to homes larger than 1400 sf, since I would be here 6 months out of the year. That narrowed my list down to 23 homes. I arrived in town and viewed all 23 homes between 10 am and 3 pm on the first day. (Craig is extremely organized and did not waste a moment of my time.) We had 3 on the short list after the first day. We went back to those 3 the next day and viewed 4 others. We made an offer on one of the 3 on the third day and Craig received a counter offer in a couple of days and we accepted. Craig helped me through the process, made great suggestions on contractors, services, restaurants and churches. Craig followed up to make sure I was completely satisfied. I now consider Craig a true friend and have shared his contact with all of my friends. Craig is professional, timely, considerate and knowledgeable. He has no bad traits at all!
