Our brother had worked with them previously. They were knowledgeable about the area as well as appraisals and comparable prices. They were really able to explain the houses we looked at as what they were comparing to with similar houses. We were also shown normal wear in the home versus what could be real problems. (It really stood out that they were experienced.)
We had an issue with every aspect of the house sale from the opposite party. Maria reviewed the inspection document, explained to us what is realistic to ask for in negotiations. Had us docusign every important document within hours, catching and making any changes to anything that needed revision.
The main detail was noticing a wet piece of rug in the basement two days before our scheduled closing. Our closing needed to be moved back so the problem could be fixed. But her attention to detail saved us tens of thousands of dollars.
All the documents we were to sign for the closing were prepared properly, explained well, and reviewed in a timely manner.
A week after the closing was complete there was an issue in replacing the carpeting in the basement (that the selling party had prepaid). It was a frustrating process and the company doing the repair requested additional payment. Without skipping a beat Maria Hadfield called the company, discussed the issue and paid for the repair. This was after the closing. There was no need for this act of kindness other than sheer decency. Maria and Stephen Hadfield are wonderful realtors and even more wonderful people. Steve and Maria Hadfield went above and beyond what other Realtors do. Maria brought flowers, some colorful items to make my patio pop, and was not above helping me to move rugs and furniture. The fact that Steve is an appraiser was reassuring to me as far as pricing went. Things I saw as flaws, Steve reassured me that they were fine and that the house was priced accordingly. I like to tell people that Steve actually performed manual labor for me, such as making a few cosmetic changes to my house pre-market. Steve helped me to break down and pack a few large items before the move, and even came to my apartment to help me with those same items after the move! In fact, it was four years after that when I finally listed with them!
