I bought a house using Liza a little over 2 years ago. I unfortunately wasn't able to see the house in person as I was on active duty orders in AK. With that I had to put a huge amount of trust in her as I had to move my family across the country while buying this house and selling my old one. Well that trust was misplaced, through a series of suspicious circumstances she either had no idea or ignored the fact I had a septic tank to sell me the property. I was told by her it was public sewer and the appraisers report had it marked public sewer as well. If you didn't know, this is the report the VA looks at when going over what inspections the property needs before your approved for your loan. Looking through my paperwork after the fact it was clearly on the sellers disclosure as septic. While I'll take my share of the responsibility here and could and should have double checked. I had a ton of things on my plate (moving my family of 5 from AK, buying/selling a house, attending a difficult Military school) and had to trust her to do her job correctly. So when I sold the place to move to my next duty location. The first thing my new realtor found out with one call to the Cable County Health Department was I had a septic tank and that this septic system was so old it need to be replaced. Had she done this in the first place ,becuase its kind of her job, I would have never been approved for my VA Loan in the first place avoiding this disaster. The day i got into town and we closed she wasn't there and instead her husband showed up. So no one was there to help me look over the paperwork and my 4 girls were at home with the movers alone. Long story short, it cost $7,850 for a new septic system with landscaping. A cost I had to inccure to sell the place but thanks to my new realtor she got down to $7,050. So If you don't want to worry about if your realtor did their job I would recommend someone else.
