I hired Joe Collerd to help me sell a rental property I owned. I told him I was looking for a quick sale to minimize my vacancy holding costs, and he delivered! I contacted him at the beginning of April, and we closed on the sale before April was over.
The week I hired him, he hit the ground running. Our first meeting was at the house the day I called him. He told me pointers on what I needed to do (paint touch up, etc.) and booked a cleaning service. He even brought a box of household items and artwork that he set up himself to help with staging. I was impressed with the way he rolled his sleeves up and jumped right in. He worked on selling this house like he was selling his own house.
The first weekend on the market, he did two open houses. His efforts yielded prospects immediately. When we had one contract fall through (purchaser's fault) on a Thursday, he was right back to do an open house that Saturday. He also followed up with others who had expressed an interest prior to the first contract. We had our next offer mid-month for a cash sale, and we closed 10 days later!
As we did this whole process, he answered all of my questions about the paperwork involved along the way, as this was my first time selling property. He also provided valuable counsel on reasonable counteroffers during negotiations.
If I have any future real estate needs, I will be calling Joe. I highly recommend you call him, too.

During the months my husband and I worked with him in search of a house Joe distinguished himself as hard working, thoroughly engaged and a terrific communicator. The minute our future home hit the MLS hot sheet he notified us. Within 24 hours we saw the house and made an offer immediately. Numerous other offers followed and there was potential for a bidding war. Thanks to Joe, that didn't happen and we got our perfect home. His steadfast attentiveness and collegial manner, his great relationships with realtors, inspectors, lenders, contractors and others, all contribute to his success.
