I have had the pleasure of working with Margaret on two occasions. Once when my wife and I bought our first home before moving back to CT from FL. Margaret was incredibly accommodating of our remote situation by conducting virtual showings and keeping in constant contact. We ultimately made an offer on our house without having physically seen it, which we were only able to do due to the level of trust we had in Margaret. Everything worked out great and we are still happy in our house three years later.
More recently I have been handling executor duties of an estate of a family member. As part of this process I needed to sell a house in Middletown with hidden issues. After uncovering significant mold issues in the basement it looked like there was going to be no way to liquidate the house. Buyers could not be granted loans given the condition and the cost of the repairs was beyond what the estate could afford. The only possible way the house could be sold was to a cash buyer or for a mold remediation company to do upwards of $10k of work up front and get paid only when (or if) the house closed. Despite the considerable financial risk to the mold company Margaret was able leverage one of her contacts in the industry and negotiate the necessary details keeping everyone protected, happy and much in the loop as developments progressed. The fact that she was able to negotiate this deal is a testament to the level of trust she has garnered from her extensive contact list throughout her time in the industry. My legal advisors had candidly told me that it was unlikely someone would agree to those terms given the risks.
All of this was done so that the only offer received in the first few months of the listing wouldnt fall through. After all this negotiation leg work the inspection of the house uncovered other issues (minor in comparison to the mold) substantial enough to cause the potential buyer to withdraw their offer. The house sat for few months generating little interest with the now known litany of issues. My lawyer advised me to begin short sale proceedings with the bank so that I could accept a low ball cash offer if we were lucky enough to get one. When I communicated this to Margaret she told me she wasnt quite ready to give up yet, knowing the area and the comps that had sold with issues she was still confident that she could find a buyer. With nothing to lose I decided to continue to wait.
Within the next month Margaret was able to find another qualified buyer willing to more or less match the terms of the first offer that had fallen through, mold issue and all. Everything quickly fell into line and the house closed shortly thereafter. The sale would absolutely not have been possible without Margarets perseverance and professionalism.
Margaret put in a ton of hours of work on this property in Middletown and for much of the time it did not look like there would be any proceeds, short sale or even foreclosure seemed to be the only way out. More than once throughout the months long process I let her know that I recognized what great work she had been doing for me but that realistically it may all be for not and once she felt she had done all she could I was more than happy to accept that. She never even considered it and would have continued to represent me through whatever outcome.
