I do not recommend. This is after I tried to resolve with him directly and gave the opportunity to make it right. I am sure that Andy will tried to demonstrate his heart felt efforts to make everyone happy. However, his explanations never seem to explain the two issues I have with this sale. The 1st being the closing numbers and how they were drastically different than our hour-long phone call discussing the counter offer. Let's be clear on this; I always knew I was going to have to bring money to the table to sell this house. I was transparent with with Andy that I was ok with this. Like anyone, I did not want to give away the farm, but this was never going to be a prosperous transaction. I asked him several times about what the counter offer would mean. I asked him, "So if that will mean I will be looking at $3,500 to $4,000 out of pocket?" He said, "well, I can say the exact number it is about that much." I was ok with that, and everything moved forward. Imagine my shock when three days before the closing, we were looking at close to $8,000 in out of pocket expenses. Andy will say he was gracious enough to help differ the cost in a 60-day promissory note. That is true, but that would not have been the case if it had been clear from the beginning. As my my real estate agent, you should be looking out for my best interest from the beginning, not after there were issues (that I argue) you created.

On the last issue with a security deposit, Andy offered to handle this after the sale. He presented, and we discussed how this was going to be processed. Once the costs of clean up and trash removal were added up, there was an amount due back to the tenant. I sent him the receipts and signed the letter that you offered to drop off to the tenant. This would also included money due back to the tenant. This was never done, and the window allowed by state statue was exhausted. (receipts and letter is documented in email) Therefore, I was now liable for the full amount back to the tenant. This was the second time; this transaction cost me more money than it should have. I want to be sure everyone understand this point. I was not making a single dime on this transaction in anyway. I paid money out to fix everything required, I brought money to the table to sell, and I paid the tenants back the security deposit. In two of these payouts, I had to pay out more money then I was anticipating, thanks to Andy's lack of attention and focus on the deal. While it is not fair to speculate on anyones motive, I feel like this was not at all, a priority and feel, despite his boy scout explanation, there were several times just a closer look or attention to details could have saved me (the client) some money. All while changing nothing in what he made or would have made in the transaction. I paid the money owed to you as agreed, and you end up whole through all of this.
