Brian Collins was the right realtor for us. My wife and I were first time home buyers, had no idea what we were doing, and needed a patient and competent realtor to guide us through the process. n nWe had tricky requirements. We were buying with a friend and needed a house that had a master bedroom, bath, and laundry room on the first floor, all in a limited set of neighborhoods. Additionally, we had the dream items: fireplace, hardwood floors, move in ready, good fit an finish, etc. There weren't a lot of homes that satisfied our needs or our scrutinizing eyes. n nWe also had some hard sellers to deal with. One house we wanted to buy wouldn't accept our offer, because they couldn't really face selling the house and were just testing the market! Frustrating. But Brian helped us maintain perspective. n nWhen we finally found our home, we put in an offer at list price, only to be denied by the our lender because a bad home inspection appraised the house for $17K lower than the price we offered. The seller demanded that we switch banks in order to get a new appraisal (regulations mean that you can't get two different appraisals from the same bank). We put another offer in at the new list price only to have the seller pin us down on some pedantic detail with the previous offer. n nBrian helped us through all of it. He advised us to completely sever the initial offer, which would frighteningly put the house back on the market, allowing other offers to scoop the house up! But it was the right advice. We went through a petition process with our lender and ended up getting a better appraisal that allowed us to get full funding for the house! We signed and completed the sale on what we believe is a wonderful house. n nBrian was patient with our green naivet, and helped us when the negotiations were tough. He dealt with us as friends that he cared about, not like a slimy salesman. I'm glad he was our realtor and I look forward to working with him on the next house! 2016
