Thanks for hanging in there. I know it took a lot of patience and professional approaches to sell the Interwoven complex in Martinsburg, WV. It is a unique project that required a lot of advertising and searching and getting the word out to all the professionals who could network and pass on the information for the sale.

Now that I have enough distance from the sale of Lick Run of Berkeley County WV that occurred on June 30, 2021, I wanted to share some thoughts on your role in this.
There was nothing simple about this sale. The property was complex with its history dating back to the 1730s, the amount of buildings, including the mill and old barn. The land was a mixture of flood plain and numerous easements associated with a sewer line, and a proposed solar transmission line along with the owner whose family had owned the property since the 1940s. There were many issues on how to present this property and how to price the uniqueness as well.

Carolyn, what you brought to the table in this relationship was a sound knowledge of who was out there that would be interested in this property, how to get the property in front of them, how to assess the financial capacity of these buyers, and along with this, how to be patient with the seller who was trying to find his comfort zone with the price tag.

The property was on the market for a long time with the price being adjusted downward a few times. You never pushed to lower the price but were always happy when it became closer to the going market. Covid got in the way of the interested parties who were looking at this as an event location, but the patience paid off with a willing all cash offer from the right people in January of 2021. You allowed for a relationship to develop between the seller and buyer, which is unusual but helped in this case to keep the remedies coming for the final walk through.

This deal required a subtle touch among the different parties, and you knew how to do that. The final gift you offered me was the first class help that came in the form of Bill Cafferty that allowed me to move out of these multiple buildings with sanity.
