The house Jill Callahan sold for me belonged not to me but to my mother and was located in a state other than the one I live in. My mother had lived in the house for 40+ years, the last twelve of which were as a widow. The house really needed a good deal of work to be brought 'up to date'. I just wanted to sell the house quickly, but I had no clear idea of what to do/spend to make it ready to sell. This is where Ms. Callahan's expertise was clearly in evidence. Her knowledge of the market and her ability to see the house as it could be, and see this as a prospective buyer might see it, prompted her to advise selling it as is , something that would never have occurred to me. So it was put on the market as is . This turned out to be just the right thing for to do. nWe had a buyer fairly soon after the house went on the market, one who put down an 'earnest-deposit', and we moved forward toward settlement. Sometime after the transfer process had begun, contrary to the as is terms, the buyer indicated that there had to be some fixes if the process was to continue. Presumably these fixes could have been dealt with through an appropriate drop in the selling price of the house, but [this is where the expertise of Ms. Callahan really showed itself] Ms. Callahan suggested that I neither have the fixes done, nor lower the selling price. This clashed a bit with my desire to move the house quickly, but I decided to trust Ms. Callahan's judgement. This proved to be the right move. The first buyer backed out of the deal, but a second offer appeared almost immediately, one that made an even higher offer than the first. we had a new buyer shortly after this event, one that tendered a better offer than the first one. nAs things turned out, we are convinced that the best deal that could have been made for us and this was entirely due to the efforts and knowledge of Ms. Callahan. I am confident that you will not find a better choice as a real estate agent.
