Susan Seiber brought the "buyer" to my home that has had a devastating financial impact on my future. My home was ordered sold via a court motion filed by my abuser, ex husband.
Susan brought an FHA buyer to my home that was listed at $450,000 and located in a prime Central Phoenix location. Susans's opening bid on my property was $410,000 and 4% in concessions. The property address is 811 W Clarendon Ave 85013.
That means the bid was asking for me to take $40,000 off the list price and then give the buyer another $16,400 in concessions to pay for the buyers closing costs. That is $56,400 off of the $450,000 list price.
As an inactive Realtor myself, I do not have knowledge of any other RE professional who would bring a client to a property they obviously couldn't afford and then make such an insulting offer, not a cash offer, an FHA backed offer. All of the RE professionals I have ever met would tell their client, "Sorry you can't afford this property, it's out of your price range and they would refuse to make such an insulting offer."
Because the property was a court ordered sale, post divorce, not a foreclosure or a fixer upper, I can only assume that Susan had some inside information and was given the okay to bring this buyer to my property and told she would be successful with an insulting offer.
My property closed on 10/31 with Susan's FHA buyer at $420,000 and 4% concessions, with a $450,000 list price. That means that the buyer got my property for $403,000. I paid $16.8000 in closing costs for the buyer. To add insult to financial injury, I also had to pay for $3,000 in repairs to satisfy FHA requirements.
I would never have agreed to such an insulting and devastating financial loss, but unfortunately my court appointed realtor, Christine Gioia was able to sign off on the terrible deal on my behalf. Please visit the Google review on Christine Gioia 's page for more details.
Susan also breached our contract that was to offer me an opportunity to lease back my property for 2 months so that I could move slowly and comfortably after a 12 year marriage of domestic violence. No such offer was given and Susan said it was the buyer's decision. I reminded Susan to let the buyer know how generous a $46,800 discount on my property had been, but I still have to move in a hurry with no destination.
There is a repair from a shady handyman, Brian Ballentine that did work on my property this week before close and his invoices were billed to me at the last minute and at twice the cost of what was quoted. These repairs were to satisfy the FHA loan. Susan, nor shady handyman, nor anyone will answer questions about the invoices, but oh boy did I have to pay them.
Susan is dishonest at best and a fraud at worst. Skip it.
