Bob Spangler professionally developed and implemented our listing and sales strategy for two adjoining residential lots in Citrus Springs, FL. My first contact with Bob Spangler was in August 2022 when, living in upstate New York, my wife and I were looking for information about the market conditions for selling our two adjoining lots in Citrus Springs, Florida. I called (interviewed) four or five real estate agents in the Crystal River to Ocala, Florida region to get a pulse on the market as well as their fit to be our prospective realtor. Several agents' interest in my situation seemed to dwindle somewhat when they found that we were 'only' interested in selling two residential lots in an area with many undeveloped lots. However, when I spoke to Bob, he not only embraced the opportunity to be considered, he proved many times over that sharing and acting on relevant information in a timely manner is what leads to success in his business. He did some personal research on our specific lots, not just readily available information, answered questions, did some analysis, and made some great suggestions. It was a memorable introduction. As it turned out, we delayed our decision to list until late February 2023 at which time I immediately called Bob again and was greeted with the same enthusiasm. He updated us on the market conditions, some insight into buyer profiles and shared more of his sales processes, promotional activities, successes in our market area, and how he enjoys turning a simple fact sheet listing into a useful sales billboard. He visited our lots on more than one occasion, took many pictures, and formed a sales strategy specifically tailored to our situation. He identified how our lots had some location leverage and used that leverage to not only generate multiple offers, but one of those leveraging points did result in our highest offer leading to a timely satisfactory sale of both lots. Bob communicates appropriately about the processes and relevant activities involving every prospective lead. He provided sound negotiating advice to assist us with our response to each. He regularly demonstrated that he is working for his clients, knows his market area, and his clients have his attention. I would highly recommend Bob Spangler to handle all your real estate needs.
