If you read the other numerous positive reviews of Mike Perez the term professional is front and center, but I would like to talk about other qualities we experienced. We are from the Toronto, ON area which is a great distance from Pinellas County and we needed someone we could trust and be confident that he would handle all details for us, and that is what he received. First, a detailed home evaluation; not a one or two-page comparison, we received two factual information packages that gave us confidence that we were pricing our beach condo correctly. Secondly, once we made the decision to sell he walked us through documentation answering questions, and we had many because we are Canadians selling in the USA. He was always made himself available. Next was the promotional and selling package which were amazing and other condo owners in our building that received his mailings called us to say how spectacular they were. He had a marketing plan and invested in getting our place sold at the best possible price. The contract, he walked us through the process and he was there for us including physically being at our unit for all inspections to ensure that the questions were answered or issues fixed to make the sale go through smoothly. On the closing day, we were in Florida, he picked us up and drove us to the closing a nice personal touch. The end result SOLD. I have been a real estate agent for 36 years now, focused on buying personal investment properties. During these years Ive dealt with a lot of real estate agents and to date Mike Perez is the best I have ever had the pleasure to meet and been fortunate enough to use.
Now why did I, a real estate agent, use Mike? Well, when I decided to move to Florida, I was not licensed in Florida so I needed the help of another agent who was licensed there. Unfortunately, I didnt know Mike at the time and went through 5 agents where I experienced things like being referred to search realtor.com, getting no automated searches (you get more info there on realtor.com), no call back from the listing agent, getting a call back five months after purchasing. I finally found Mike and my search, inspection, purchase and closing went smoothly.
When youre looking for a good real estate agent there a number of things that you need to keep in mind. Its like when youre looking for a good doctor, you look for certain qualities that are a must: 1) Time management both yours and his - this happens in a variety of ways from providing you automated searches to accurate listings and surrounding himself with highly talented professionals. 2) Professional photography on my automated searches when I see a property that has no pictures, I am immediately eliminate and NEVER look at it again. So if Mike says he wont list your property until the photos are ready ...then listen to him. There is a reason. You want to sell your property dont you? 3) Tailored daily automated searches (if buying) surprising how many agents don't know how to set this up 4) Listing your property (if selling) it took me 4 hours just to put my own property into the multiple listing system in Atlanta, so this takes time, and this was my own house. And then there is the write up which is extremely important -not the same old canned stuff. This is really important to highlight what is different and unique about your property. 5) Signs- are there restrictions in your neighborhood or condo? If you have a house, who actually dig the hole and install that sign? Mike has a professional lined up for that task. Any restrictions or complications? How about where the lock box can be placed? 6) marketing a property 3-D video walk-through with Matterport is important because not everyone may actually walk through your home...they may just view it on the Internet. Marketing ...the where, when, how, and whom to market...that is what is important. 7) Accessibility of an agent This is important if youre buying or selling. Cant get in touch with the agent? Maybe the listing is one of those low-cost ones. You get what you pay for. I NEVER had a problem getting in touch with Mike. I have had many problems getting in touch with other agents and not just those on the low cost listings. 8) Selecting closing offices and personnel you have no idea how much work goes on behind the scenes and you really dont want to know You just want it done. 9) Inspections, repairs maybe you have a quick close, or maybe youre just in town for a day or two, or something needs repair at the last minute Mike has got the professionals lined up to help you when you need them. 10)special circumstances Mike actually put my cats in a carrier during a showing ensuring that they didnt escape. 11) Florida nuances condo complex to condo complex - dont even get me started. How do you find out who is in charge? How to apply to purchase? Get a copy of the rules? Get a copy of the budget? I never knew how much trouble Mike went through for me He just handled it. 12) Showing property Mike showed me many, many properties and what did I do He help me sell my condo and I moved out of state, not buying another in-state property at that time. But when I move back in to Florida in a few years Guess who I will call?
Here is the differencewhere other agents came to me (the buyer or seller) to figure out how to handle every bump, glitch, and hiccup, get every document, make every contact and left it to me to find every professional (plumber, roofer, tile guy, sheet rock guy, etc.) Mike didnt. Other agents may do some of these to some degree, but Mike did all of these Way above and beyond Even babysitting my cats during a showing! GO MIKE!!
