Be prepared for an extremely low "recommended " listing price and to be fought tooth and nail if you want to increase it. Bill will use homes that are 500-1000 sq ft smaller with fewer upgrades than your home as his "comps". If you push back and insist on a comparable listing price based on square footage, be prepared to be required to give them "$1000 upfront to offset their time and costs " of marketing your home. Don't expect to get to have a real conversation with Bill, either, as he ALWAYS has "another appointment " after about 30 minutes of talking with you. Beth-please don't waste my time with your canned response for 1 star ratings.
