Reference/Review for Luke Thompson Caldwell Banker Real Estate
I would like to say that I could not be happier with Mr. Thompson and his efforts helping us to market and sell our home in Topeka, Kansas. His assistance is much appreciated. My first contact with Luke was after I reached out to Homelight regarding an interest in selling our second home in Topeka. Mr. Thompson called me directly not long after I spoke with a Homelight representative and we visited about the process and our interest. We set up a time for the following week to meet and walk through the property and then to meet at his office and discuss the potential listing of the property. Our conversation was pleasant and I liked Luke right away. I met Luke the next week in Topeka and we walked through the property and visited with the current tenant. At that time the house was rented and the tenant was still occupying the property. We then went to his office and spent a couple of hours reviewing the market and pricing potential. I must say that having sold houses in the past this was the first time I had an agent spend this much time and effort in reviewing the marketplace and presenting actual data to support and assist us in arriving at a price point for the house. Mr. Thompson had clearly done his research, had reviewed several months of home sales information within the price range appropriate and had some well supported conclusions on what the market would bear and where our best opportunity lay to maximize the home value. Most importantly from my perspective his conclusions were based on actual data points from available homes on the market, sale times as evidenced by time to sell of recent home sales and previous home sales over a considerable period of time. Being a stats geek, I was able to follow him pretty well but Luke was excellent at breaking down the data to digestible bites and used his marketing insight to guide us to a solid place in the market. Lukes preparation and knowledge on market trends made me confident in his ability to handle our needs. Mr. Thompson also went out of his way to work with the current tenant on scheduling showings so as to minimize any disruption to the tenant family. Working with a current tenant to schedule showings, accommodate potential buyers and keep me informed without bruising anyone feelings is a tightrope to walk. Luke did well and I appreciate it. We had an offer/contract signed in 21 days and the sale closed only nine weeks after being listed. Needless to say, this was outstanding work by Mr. Thompson. Luke kept us informed as to issues as we worked through inspections, appraisal, and buyer asks. Nothing goes completely without any hitches but we worked through any issues brought up by the buyer and resolved them quickly. In all I would highly recommend Mr. Thompson to anyone that is selling their home and for that matter anyone buying a home. Mr. Thompson will research the market for you, back up any price point suggestions with real data and represent your interests all while keeping you in the loop and answering any questions you might have. Luke is a great real estate agent. The house sold quickly and above asking price. Luke did a great job negotiating on our behalf with the seller. After the home inspection Luke did a great job keeping up with the issues the report. Some of the issues were challenging to correct, but Luke stuck with it and was able to insure everything was in good order for closing.

Luke Thompson rapidly responded to our internet query of Brokers interested in selling our property. At our first meeting, he arrived with a notebook introducing himself and his associates, his sales history, and the history of comparable properties that had sold in our area. Our son worked with Luke Thompson a few years ago when he bought his home. We had the good fortune to be able to go on several house visits with our son and Luke was professional working with a younger first time home buyer. He knew the properties we viewed and was able to answer many of the questions posed to him. One property needed some electrical upgrades and he contacted a local electrician and within a few days had a proposal from the contractor. With our search, Luke provided daily new listings for us to view and was eager to get our ideas and "wish list" to view when we were in town. Luke contacted the sellers and discussed our bid offer and was told they were firm on their price. So we started looking again at properties. Two days later he contacted me and said the sellers had left him a voice message that they were countering our offer and was willing to negotiate. So Luke got the wheels in motion again and we struck a deal. He arranged for all the inspections and discussed the recommendations with the sellers and got a great deal for us!
In dealing with Luke on this purchase, we utilized emails, texts and phone calls to set viewing schedules and when the time came to view the properties he was in communication with us to make sure we found the location and got to take all the time we wanted to view. We never felt like Luke had another appointment following ours; he took the time we wanted and needed.
