To Whom it May Concern,
For the past seven months we have worked with Joy Gartzke to secure the short sale of a property in Alexandria, Virginia. Joy has been a real pleasure to work with and has truly accomplished the impossible by staying with this convoluted deal (as all short sales are), through a number of twists and turns until we finally prevailed and closed on the house in January. Of note, we were buying the home while posted abroad to Tel Aviv, Israel, with the State Department. There were numerous challenges to working on any sale from abroad, but especially a short sale. Joy was skillfully able to maneuver us through every step of the process, and find creative workarounds to our not being present at key times. She went far above and beyond and was always willing to do what was required to ensure we were comfortable with the process and the outcome. Had it not been for Joy we probably would have pulled out of this deal in its early stages.
When we initially saw the house we were in the U.S. and able to do a cursory walk through, but because it was inhabited we were not able to see it in detail before we returned to Israel. We put a bid down but were focused on the inspection as the opportunity to consider whether the house was properly priced. To ensure we had the full benefit of the home inspection when making a decision, Joy arranged for a contractor to come to the house the day of the inspection and walked through with both the contractor and the home inspector with a live video on her ipad, allowing us to be included in the inspection from Tel Aviv. It was a creative process which worked well and in the end gave us the information we needed to determine the house was overpriced. We subsequently pulled out of the deal and with Joys help articulated to the bank the issues which made the house overpriced. The bank then lowered the price of the house by 10% and Joy helped us to re-enter a lower bid at the appropriate price. This process then took another four months to play out, with the bank at one point pulling the property off the market and requiring another re-bid. Joy skillfully managed the offers and contracts through all of this, keeping the lender and the seller on board, as well as the sellers realtor. Joy never let up and in the end we landed with a comfortable closing and a good price.
I would recommend Joy Gartzke for any real estate deals conducted from overseas. She is creative, persistent, and detail oriented, and knows how to apply workarounds to keep her client fully in the loop and informed. Time zones are not an issue, Joy responds promptly and works with all parties to ensure a smooth information flow. For closings she knows how to manage with a virtual presence.
