I was in another state. Saw a HUD house with only a day left to BID. I phoned Patrick and he put in my bid immediately and let me know the minute he heard my bid was accepted. We had 48 hours to get HUD money and my wet signature. Patrick Fedexed the contract which I signed quickly to FedEx it to HUD. I could only use one particular mortgage company. Patrick communicated with them sometimes on a 3 way call to improve communication. The mortgage company recommended only one contractor, who then dragged his feet and so it was too late to address HUD regarding possible remedies they may have considered covering. His estimate was excessive and his schedule to complete the work rediculous. Patrick recommended 2 other contractors. Patrick walked through the house with the contractor and asked all the right questions. One was reasonably priced and the schedule as I needed. He's been nice to work with. Patrick notified me that the closing date was going to slip because the mortgage company didn't have the papers ready for HUD, which they needed done a week before closing. Patrick notified me there'd be a last minute fee for the extension. He notified me when HUD returned the check so I could come pick it up. He was at the closing with me. I know he wasn't making a big commission on this house but you'd think I was buying a 5 million dollar house with the service he provided. I have another house in Idaho Falls which I plan to sell eventually. It's worth 5 times what I bought this house for and I guarantee, when the time comes to sell I'll be listing it with Patrick Malone!!
