I interviewed 4 other realtors. Two of the four were professional & each had around 40 years experience. Both suggested listing the house at a price $15,000 (over 10%) less than the price Bryce recommended. My house was over 40 years old and the kitchen & bathrooms had not been updated and some flooring could use upgrading & interior and exterior paint was over 10 years old plus there were foundation issues that I addressed 10 years ago. I signed with Bryce primarily because he saw more value in my house than the other 2 realtors. I considered listing the house at a price about 3% less than Bryce recommended, but Bryce convinced me to not lower the listing price. The first day on the market there were about 15 showings. That night I had 3 offers, one was about 6-7% below listing price, the other 2 were about 2% over listing price. The next day I received a 4th offer right at listing price and was a cash offer. I ended up accepting one of the offers that was 2% over asking price. The price I received was 4-6% more than I thought we would get. Bryce's expertise in pricing the property accurately resulted in proceeds from the sale of the house probably more than 10% greater than had I signed with the other 2 agents I considered, although it's possible that had I listed the house at the lower price, multiple prospective buyers might have engaged in a bidding war that would have driven the sale price up several thousand dollars.
Bryce was responsive to the many questions I had throughout the process; from getting the house ready to show to the inspections the buyer requested prior to closing.
