For example, she provided a list of possible home inspectors, and after we requested estimates, we had an appointment within three days. The inspector identified several issues that allowed us to submit a revised offer in recognition of those needed repairs, which the buyer accepted.

Patti had a buyer who was interested in exactly the sort of property we had; 25 acres split between irrigated farm ground and rangeland with an unfinished "project house." The project house was an Cleary post barn conversion to a home. It still needed a kitchen, flooring, and other finishing work.
