My sales career started in 6th grade selling self-made pencil boxes to my fellow classmates. The pencil box designs were so popular and in tune with what other kids wanted at that time, I had so many orders that I eventually stopped selling so I could find time for homework. Ever since I was a little kid, selling has always been my passion. As an adult, selling houses is like a dream come true. I love helping clients realize their real estate dreams and doing what I do best at the same time.

As a full time real estate agent, I have consistently won the RE/MAX 100% Club awards since 2004. My performance has always surpassed industry standard. On average, it takes about 46 days to get a house sold. My personal average is 25 days, which is 3 and half week faster than the norm. On top of that, my sold ratio is an astonishing 90% comparing to industry average of 68%. I am a goal getter, and I do everything possible to get the houses sold promptly.

Besides selling houses quickly, I also fetch top dollar for my clients. The price on a house with the exact same floor plan in the same community may easily sell for 10% difference depending on the condition of the house. By advising the seller of 4480 Sawgrass Ct in Chino Hills on how to modernize the house, to the buyer's delight, with a $10,000 budget, my client was able to sell the house at 20% ($80,000 more) above the market price in 2 days with 4 offers even during tough economical time in 2011. Assisting a client in the purchase of a lovely ocean view home at The Estates at Trump National in Rancho Palos Verdes was one of the highlights of my career. Unlike most homes sold in California that use the standard purchase agreement published by California Association of Reatlors with 90% of the terms are understood and agreed by all agents, the contract to purchase a home from Mr. Trump is actually drafted by his lawyers. Since there were no set rules on a drafted contract, every detail on the purchase agreement was carefully examined and artfully negotiated. It took about a month of complex negotiation to finally get all the terms down on paper. Through this strenuous process, I was able to assist in the successful purchase of the property.

One of my passions is working with home owners who had previously listed their houses with other agents and did not get the house sold. With the right market price, good promotion, and home staging, I have able to get those houses sold quickly. There are many homeowners I've helped over the years. Each of their real estate dreams were put on hold. They were facing the uncertain reality of not being able to sell their houses and giving up their plans. Fortunately, they contacted me, and I was able to help them get their houses sold. They were able to move on with their lives.

Short sales are another very challenging area of the real estate business. I had a client who contacted me a week before the trustee sales date when the house would be auctioned off due to delinquent payments. Since he owed more than what the house was worth, I did a short sale for him. I helped his renters move to another house, secured 2 offers to purchase the house, negotiated with the bank on price and postponing the trustee sales, and got the house sold. Since the bank was very fast on approving this short sale, it took only 28 days from the day seller called me to the day escrow was closed.

Selling a house is complex and complicated. Since it is a very large purchase, a lot of thinking and emotion are involved from all parties. With an educational background in Electrical Engineering from UC Davis, I am tech savvy and trained to think systematically and logically. When facing any challenge, I tend to break it into smaller problems and tackle them one at a time. Because of this, I am able to facilitate efficient and stress-free transactions for my clients. As a dutiful real estate agent, my job is making the transaction as smooth as possible with well thought out personalized strategy, planning, and communication so that my client can sit back, relax, and enjoy the whole buying and selling experience.
