As a former mortgage banker and broker, I have the ability to counsel you on the many different options available for financing your new home.
I have been working in the local community for over 9 years during which time I have made many relationships, closed hundreds of transactions, and become an expert in our marketplace.

Working with Buyers:
I have a 6 step process for working with buyers that has proven to be successful throughout my career.
Step 1 - Client Interview - I take the time to listen to what characteristics you are looking for in your new home and what your budget is. This step will ensure that I find you the right home and negotiate the price you want.
Step 2 - Pre-Qualification - I will provide you with your options for financing your new home. This step will ensure that you understand the terms (interest rate, payment, expenses, etc) of your financing before you commit to purchasing a home.
Step 3 - Home Search - I will search the market daily for your new home. Also, you will be given your own login to the Multiple Listing Service. You can use the login to search for homes at your convenience. When you find homes that interest you, I will schedule time for you to view them.
Step 4 - Negotiation - This is the part where it really pays to be working with an experienced Realtor. Once we find the right home, I will aggressively negotiate the price to ensure that you are getting the best deal possible. We are in a buyer''''''''s market, which means that it is common for the seller to reduce their price and/or pay expenses.
Step 5 - Inspections - Once we find the right home and negotiate the right price, we will begin the purchase process. It is important that we use this time to order the inspections necessary to make sure that their are no surprises about the condition of the home. This step will ensure that we are making the right decision and that you are making a safe investment.
Step 6 - Closing - Once we have completed our inspections and secured the necessary financing, we will go over everything one last time, line by line, to make sure that you are happy with your purchase. I will also walk you through your new home and make sure that everything is in order.

Working with Sellers:
I also have a 4 step process for working with sellers that has helped me to find a qualified offer for 87% of my listings within the first 2 weeks.
Step 1 - Client Interview - I take the time to listen to your goals, which we will use to build a game plan for the successful sale of your home.
Step 2 - Marketing - The majority of Agents will just list your home on the Multiple Listing Service and just wait to receivean offer. Unfortunately, it takes a lot more than that to sell a home in today''''''''s market. Which is why I use a unique marketing approach which includes having my sales assistants call potential buyers in the local market and sending them information about your home. Besides listing your property on the MLS we also market your home on Zillow, Facebook, Yahoo Real Estate, Realtorwww, Sac Bee, and other web sites.
Step 3 - Negotiation - It is common that we will receive multiple qualified offers from our marketing efforts. I will present these offers to you and counsel you on how best to respond. This step will ensure that we are able to get the best price for your home and the most amount of money back in your pocket.
Step 4 - Closing - I will continually follow up with the buyer and/or their agent to make sure that they meet their deadlines and secure the financing they need in a timely manner. I will attend the closing with you and go over everything one last time, line by line, to make sure that you are happy with the finished product.
