Hi, I'm Vanessa Edmunds, Licensed Real Estate Broker of Cedar Key Realty, Inc. in beautiful Cedar Key, Florida. Im a fifth-generation native of the island, and Id love to help you ALSO find your perfect home here. Whether youre looking for a weekend getaway spot, a seasonal retreat from the cold, a full-time home for your well-earned retirement, or if you're searching for a great community in which to raise a young family--I can help! I know this island from tip to stern, and would love to use that knowledge to help you.My knowledge of the island comes in part from my long history of living in this "old Florida" community, but additional facets of my resume are also valuable complements to the real estate industry. For two terms I served unopposed on the Cedar Key City Commission, as vice-mayor. During these four years, I learned and continually reviewed Cedar Key's Land Development Code and Comprehensive Plan as well as the many local ordinances and requirements for coastal building and improvements. Of special concern always, we reviewed proposed site plans for development, and constantly referenced our future land use maps, flood zone maps (FIRM), and results of the city-wide charrette for direction. Also, for 37 years, I have been married to Ken Edmunds, a state-licensed general contractor and owner of Delta Coast Construction, Inc., a custom builder and historic restoration specialist on the island. I have watched as many, many prospects found and purchased land, proceeded through permitting, and built dozens of custom homes, decks, docks and boathouses here--including our own! As a result, I have a working knowledge of this process and all that it entails for the new homeowners. Additionally, I have been a member of this island community nearly all of my life--leaving only to earn a bachelor's degree at the University of Florida. Our two children attended Cedar Key School, and because of this long history on the island, we know almost every resident--we are all neighbors! I would love to help you choose just the right home for you and your family--no matter how large or small. If you prefer, I'd also be equally as delighted to help you choose a magnificent piece of land here to build your very own dream home. (...and I do know a local builder!)
