We really love the backyard and since it's fenced in it is tremendous for play. We also love the huge tree that provides lots of shade in the summer and the feeling of being in a forest with all of the other trees in the back, beyond our fence. We also spend lots of time playing in the basement, which is unfinished but great for play and reliably dry. I also love our kitchen, which has a nice amount of space, new appliances and a huge sink. It's a great area, too, even though it's not technically Irvington it has a similar feel.
