Buying was going to be difficult as everything was flying off the market at or above asking price. We found a house we really loved and wanted to offer the asking price. Jen did her research and recommended we come in a little under because she didn't think the house was worth the asking price. We did and our offer was accepted! She was worried the house might not appraise for our offer so she wrote in a contingency that it appraises for our price or we can back out. The house appraised for 13k less than what we offered. Because she put in that contingency we had the upper hand in the negotiation. She managed to get the seller to drop the price down to the appraised value!
