As a previously licensed home inspector, Ive spent a significant amount of time learning, understanding, and developing an eye for catching home defects. Allow me as your real estate agent, to utilize this experience to educate you on your home or potential home.
As your buyer agent: You are about to make one of the most significant purchases of your life. Allow me the chance to utilize my home inspection experience as your Realtor, to help you become more knowledgeable about the home you are considering. The more you know about a home, the more informed decision you are able to make. As your agent, I will work closely with the home inspectors, dissect the home inspection reports, educate you on the reports, and negotiate necessary repairs, to ensure you are getting a home up to standards.
As your seller agent: Allow me the opportunity to provide you with a comparative market analysis, and do a walk through with you, to determine defects in need of repair BEFORE we list.
Why is this so important? Discovering defects before listing the home, allows us to do two things.
1) Fix known defects before presenting the home to potential buyers, making for a smoother negotiation and overall smoother process.
2) Gives the seller the opportunity to know and understand the defects that will most likely be found by a trained inspector, during the negotiation period. Being surprised by defects found during a home inspection is no fun, so I will work hard to point these out and discuss them, prior to listing your home.
