You are making a wise decision to purchase your own home. Many homebuyers, especially first- time homebuyers, delay purchasing a home simply because they dont know where to begin. My wife and I have over 25 years experience in real estate and construction.

If you dont have a mountain of questions already, you are going to as you move forward. To save yourself a lot of legwork and frustration, the first thing you should do is find a Realtor.

Why work with a Realtor? A Realtor is, essentially, your home-buying coach. Coaches have experience, they know the rules, they understand the plays and they know how to score! When buying a home, there is no better person to have on your team than your Realtor.

A Realtor is a licensed real estate agent or broker who is a member of the National Association of Realtors as well as state and local Realtor associations. -Searching properties on the MLS that best fit your search criteria.
-Showing properties that interest you and researching their history, the neighborhood and other factors that affect value and lifestyle.
- Writing an offer on your favorite property taking into consideration the specific terms relative to that property, your preferred financing and market activity.
- Negotiating the best terms for you. Most offers are countered multiple times before a final agreement is reached. We are experienced, skilled negotiators.
- Arranging for any inspections that are necessary to complete the purchase transaction.
- Cooperating with the mortgage lender to ensure that the transaction is going smoothly and will close as scheduled. This is also when you will secure homeowners insurance and establish utilities in your name.
- Scheduling the closing with a reputable title company and ensuring you have your documents and finances in place to close.
- After closing, we will be available to answer any questions that arise long after you have purchased your home.

Who pays the Realtor? As a homebuyer, you are probably counting every dollar and the thought of one more expense is scary. When it comes to hiring a Realtor, you need not worry. Customarily, your Realtor is paid at closing through an agreement with the Listing Agents client, the Seller. This is yet another reason to have representation because the Listing Agent is protecting his/her client and not you.
