There isnt a direct set of actions you can take for each property you sell, but there is a formula you can follow to help ensure you hit a home run.

It took about 4 years to realize, but everything falls into two simple concepts. First, you need to make sure your property is at its Highest and Best use to maximize your sales potential.

For Example:

Do changes in zoning bring more value to your property?
Are there value added improvements you can do before you sell to increase price?
When spending money to raise the value what will get me the most per dollar spent?

The next is step is implementing a marketing plan that creates maximum exposure, minimum market time, and is positioned to attract the largest pool of buyers all at the same time.

These two things alone seem quite simple, but its only because we work within a system we have developed.

Im a real estate investor who happened to also get a real estate license.

In fact, I had been investing for almost 2 years when I got my license. Its my investor, rehab, and building experience that makes me different.

My strength is in maximizing EVERY financial opportunity for each property. Im not just a real estate investor and licensed Realtor, Im a real estate problem solver and value maximizer.

I look at transactions from a different lens. I have represented myself as investor so many times, therefore my approach is different. I focus on being a leader in the industry. That means that I run the events Realtors go to, I have the houses that agents want to bring their clients to, I have the connections for agents to bring their investors to, and I have the ability to make any deal close for an investor. I lead, not follow. I don't want to say sit back and relax, but thats just how it goes when working with me.

Ive been in Southern California my entire life. I obtained my degree from SDSU, (Go Aztecs) and Im never leaving. I like challenges so over the years I have tried to test my prowess at several sports such as surf competitions in my more petite body lol, crossfit, and last year did my first marathon. Outside of sports I really enjoy woodworking and messing around in the garden. Luckily, all of my gardens are succulents so I dont run into too many problems there yet. I also really enjoy design and creating spaces for living and socializing. This is a unique hobby I get to play with because of the projects I have taken on.
