My experience with LuAnn was amazing. I could really tell that she was acting in my best interest, and she was always straightforward, even blunt about things. You could trust that she would tell things like they are, which made me confident that she wasn't just trying to make you buy any house... She was trying to matchmake you with the right house. Selecting the right agent is key in this challenging market. Interview agents as they are the liaison with YOUR money whether buying or selling. After signing, LuAnn had my house listed and hosted an open house within 14 days. LuAnns marketing is impressive! Great photos along with her own YouTube narrative of a walk and talk through my home. Along with the MLS, she lists on several other platforms for maximum exposure. I listed end of July with hopeful optimism, but interest rates were bumping up weekly, homes cutting prices and sitting.

We listed on a Thursday, had a successful Open House weekend, and by Tuesday, had multiple cash offers. By Thursday (1 week!), we were in escrow and 11 days later, we closed the sale at a price that was $26k over the original price we had discussed with LuAnn.
Our situation was 16 months long --- sorting, cleaning, going through a lifetime of parents memories and possessions --- kept us busy for months. During all that time, LuAnn kept in touch and when we were ready, she brought us viable options on how we could best move forward. Ultimately, we decided to invest in fixing-up the house, rather than selling it as is. Through LuAnns connections, we were able to narrow our search down to two contractors who bid on the job, which included removing carpet and installing LVP flooring throughout; removing cottage cheese ceilings and retexturing; installing new lighting; renovating both bathrooms; painting inside and out; making electrical repairs; installing a new stove, dishwasher and microwave. The contractor and his team were great to work with and after 8 weeks, we could not have been happier with the results.

I've worked with Luann and Rodrigo twice now (first to purchase a small but beautiful starter home in Sacramento in 2018, and most recently to help my parents purchase a home in Davis), and on both occasions they did everything imaginable to help us find a place, get the best deal possible, and make sure every part of the process went smoothly. Luann listed my parents house in November 2021 and received 2-3 offers almost immediately! Although we got an offer at our listing price, my siblings were not willing to let the house go yet. My wife and I were looking for home in Elk Grove for us and our son to be near family. We bought our home with the intention of never leaving it like most people do and had invested in countless home improvements when an unexpected change in employment took us to Southern California. I first worked with Luann in 2013 to buy my first home (entry level), then again in spring/summer 2020 to sell that home and buy a different house. Back in 2013, the market for entry level homes was on fire. I wanted to go with a 15-year conventional loan and avoid PMI, but that meant looking at houses well, well below median Sacramento house prices. At that time, most of houses at that level were being gobbled up by investors who could do 100% cash offers. When Luann took me on as a client, she knew she had a tough job in front of her. She told me to expect to have to bid on quite a few houses to even have a hope at getting my offer accepted. I told her I was sticking with a hard budget; although I could afford more, I didn't want to deplete too much of my limited savings. Even though the eventual commission would be small for her (the housing prices were still low from the 2008 financial crisis, and again I was looking at well below median Sacramento area pricing), I always felt that Luann treated me like a #1 priority. We spent months looking at houses and lost on many bids. Eventually we visited a house that eventually became my first home. The house was underpriced and Luann made some comps and estimated the value she believed the house would actually appraise for. We bid just a hair over expected appraisal, given that it was a major seller's market. Appraisal came in at exactly as she predicted. Although I had to come up with an extra couple thousand to make up the difference between my offer and the appraisal - it was totally worth it to get into the house.
Fast forward to 2020. Buying a new house in spring 2020 went relatively smoothly. We bid on the house we loved for list price and got it (it appraised at that value). Luann guided us through the negotiation process, and we got the sellers to do a whole bunch of costly repairs before we moved in.

I first worked with Luann in 2013 to buy my first home (entry level), then again in spring/summer 2020 to sell that home and buy a different house. Back in 2013, the market for entry level homes was on fire. I wanted to go with a 15-year conventional loan and avoid PMI, but that meant looking at houses well, well below median Sacramento house prices. At that time, most of houses at that level were being gobbled up by investors who could do 100% cash offers. When Luann took me on as a client, she knew she had a tough job in front of her. She told me to expect to have to bid on quite a few houses to even have a hope at getting my offer accepted. I told her I was sticking with a hard budget; although I could afford more, I didnt want to deplete too much of my limited savings. Even though the eventual commission would be small for her (the housing prices were still low from the 2008 financial crisis, and again I was looking at well below median Sacramento area pricing), I always felt that Luann treated me like a #1 priority.
Luann was right. We spent months looking at houses and lost on many bids. Eventually we visited a house that eventually became my first home. The house was underpriced and Luann made some comps and estimated the value she believed the house would actually appraise for. She recommended that I go a little over appraisal price because she sensed the seller was extremely price sensitive. She never pressured me to go one way or the other, but she was confident that if I didnt go just a hair over appraisal, I would lose yet again. By that point, I completely trusted Luann. She made a number of predictions during our previous failed bids and the situations always turned out exactly as she predicted. So I went all in on her advice. I bid a couple thousand over what we expected to be the appraisal price, and won. The seller had a full cash offer for what we predicted would be the appraisal price, but went with us purely on price. And Luann nailed the price estimate. Appraisal came in at exactly as she predicted. Although I had to come up with an extra couple thousand to make up the difference between my offer and the appraisal it was totally worth it to get into the house.
Fast forward to 2020. Buying a new house in spring 2020 went relatively smoothly. We bid on the house we loved for list price and got it (it appraised at that value). Luann guided us through the negotiation process, and we got the sellers to do a whole bunch of costly repairs before we moved in.
Then we looked to sell our first house (by the way, it was our idea to buy our next house before selling our first house because we wanted to avoid the hassle of showing a house with our messy children still living in it). In that time, the COVID pandemic lockdowns came into place, and that threw a wrench into the whole real estate market. I held off a couple months because I was convinced the housing market would collapse, and pondered renting out the house instead of selling. Luann assured me that entry level housing prices were not showing any signs of collapsing in response to COVID in fact they were healthy from a sellers perspective. So I chose to list the house on the market. Luann sent me some comps and I estimated myself what I thought my house was worth. When I touched base with Luann later that day she suggested we lower the list price from that by 15 grand. At that point, I hesitated. Luann told me she was quite confident that if we lowered our list price by that much, it would spark a bidding frenzy. The list price needed to be at a certain number though to get eyeballs. I thought it was a slightly risky strategy (and Im extremely risk averse) in case that bidding war never materialized. But I trusted Luann. She had always been right before. AND LUANN WAS SPOT ON. We got that crazy bidding war. We got $12k above what I had hoped for and nearly 10% above list price.
So I hope my experience with Luann shows a few things. One is that she works super hard for her clients doesnt matter if youre talking about a $150k home or a million-dollar home. Shes there for you day/night for the long haul. Second is that not only is she experienced and knows her stuff, shes got superb instincts. I mean she read the COVID situation perfectly from the get-go. You realize quickly that when making what will likely be the largest transactions of your life (real estate), you need an agent that you can fully trust that has your best interests in mind and has mastery of all aspects of the business. I chose to go with LuAnn Shikasho Realty Co for starters because she was the one that promptly responded to my lead email (the first two... no response, & delayed response) during my limited time in the Sacramento area, in late 2019. LuAnn is Amazing! Don't make the mistake I made and hire a bad agent when you have a top selling agent with insane negotiating skills right here! Let me tell you my sad to happy story. (Horrible Vs Amazing) Before I hired LuAnn. I had a bad agent who looked at my house & said I didn't need to do anything more. He told me he was confident he could sell this house super fast & that I would most definitely get multiple offers. So I hired him in Oct 2018. The house was super clean & ready to rock, all new exterior & interior paint, new shower tile & enclosure., repainted kitchen cabinets/new hardware. The house was nice! The photos the bad agent took on his cell phone were horrible & dreary. This was a man not willing to pay one penny towards my sell. I initially listed my house for 395K, after a month, dropping the price to 385K, after 73 days I received my first offer which was low balled by 15K & on top wanted 1% off for additional renovations at "my expense, & he wanted me to do a contingency where the buyers would lock my house in contract while they sell try to sell their house, that was not even on the market yet! He told me feedback was my house needed updating & that's why it won't sell. HMM, after you said my house was perfect? So I decided to put more money into the house, new granite & new flooring. I wanted to wait to re-list it as "new" after 30 days. However the bad agent listed my house (without my permission/without a contract)! A desperate tactic to get another contract. So I started interviewing for a new agent. This time doing more research. I interviewee's multiple agents, all carefully reading their reviews. LuAnn was the last one I interviewed. From all the agents I talked to, she was the only one thinking weeks "ahead", she thought of everything the other agents could not; best case scenario, worst case scenario, what happens if... This is why I chose her. LuAnn sold me on "her". We talked about staging, photography, video, & advertising. These were things my bad agent never discussed with me. She pays her own money into these listings, goes above & beyond what other agents will do, even paying for shoe coverings at the door of my house to keep the house clean. Her photographer was amazing, the video was amazing, she got the house staged and took care of all the small details, her team kept in touch the entire time from start to finish LuAnn sold my house 20K (ABOVE ASKING) with MULTIPLE OFFERS! and she also had to negotiate with demanding buyers who had all kinds wacky demands, including a last minute scheme to lock my house up on closing day. Which was actually ridiculous considering the house was gorgeous. She never wavered, she got the house closed on the closing day with none of their wacky demands met. LuAnn sold our house in 6 days!! The crazy thing was, we werent planning on selling our house BUT for the fact that we found our Dream Home while casually looking at houses downtown. We couldnt afford it but LuAnn helped negotiate a crazy low price. In order to avoid making 2 house payments, we asked LuAnn to sell our old house within a month. This meant our 2700 sf, 14 yr old place of clutter and mess, with an active family of five, and little maintenance, had to be ready for an open house in under 3 weeks.
LuAnn coached us through what to clean, purge, stage and repair. And ONLY because of LuAnns reputation in her field, we had top painters, roofers, grout specialist, carpet installers, and pressure washers all squeeze us into their busy schedule within days of my call. I would not recommend a short turn-around in selling a home, but if you think you cant sell your well lived-in house, trust me, you can with LuAnn. Another thing that made everything run smoothly was the fact that LuAnn has her own office and staff dedicated to her clients. So the response time was always VERY short for questions, document signing, referrals, listing and showing our house, advertising on various web sites, printing flyers, and scheduling inspections. Even though her office stays busy, I felt like her only client.
So parting words: Dont let your realtor be a well-intended friend or family member. Theres too much at stake (marriage, sanity, time, money). Having LuAnn alongside us was quite frankly the BEST decision we made. So who do You pick? Right? Who can You trust? I am looking on Google and Yelp and asking everyone at work .. Nothing. So I read some reviews.. And pick LuAnn. Lots of sales? Check.. Wins awards? I don't think it's possible to describe how AMAZING LuAnn truly is!!! We spoke with several realtors, and LuAnn is in a whole different league. She's kind, honest, funny, down-to-earth.... and also whip-smart, detail-oriented, and unbelievably knowledgeable and experienced. Unlike some realtors, she doesn't charge any extra fees, even though she ALWAYS goes above and beyond. Luann went above and beyond our expectations. We've used a number of realtors for work and other moves during the last 30 years or so and she definitely provided a quality of service that we found unusually, and pleasantly, high. She has a knowledge of the local markets that was important to help set our expectations and reduce any unforeseen problems. Luann assisted us with both a sale and purchase of our primary residence(s) at the same time. This obviously presented the potential to make things more complicated. Thanks to Luann, things stayed simple and easy during a difficult process. She communicated simply and quickly. She negotiated the details of the contract to include items we would not have thought to have include for our particular circumstances (e.g., free rent-back which saved us money and stress as sellers). She also negotiated tough with the buyers of our home and didn't let them have extra repairs or the closing cost credit they wanted, solely to get the deal done. n nDuring the sales process she helped guide the title company, mortgage holder and us quickly through the process. Within a week of meeting with Luann and following her instructions on what we needed to do to prepare the house for a quick sale, we had our first open house. In just a few days, we had 10 offers, all of which were above, or well-above, the asking price. We accepted an offer that allowed us to close in roughly a week for much more than asking.
