I never actually met Kat. She contacted me after I had mentioned to our property manager that we were thinking of selling the property. After we had a nice conversation (and after I googled her), we decided to go ahead and list with her. That was the easy part. It was after we decided to list the house that things got tough. Kat certainly had her work cut out for her because we had uncooperative tenants living in the house, and they would not allow her to do her job. They wouldn't allow her inside the house to even evaluate it. She tried her best to compromise with them. In the end, she got it listed, but she wasn't allowed to place her signage or to take photos of the inside of the house until after the tenants moved out, which was roughly four months after listing. She couldn't even write up a proper description of the property because she couldn't get access. The tenants also would not allow showings, which makes selling very, difficult. Finally, after the tenants had moved out at the end of their lease, Kat was able to finally implement her marketing, and we finally got an offer that we found acceptable! Closing took longer than anticipated, but we had actually moved out of the country by the time we started getting offers on the house.
Through it all, Kat stayed in contact and was helpful and took care of things as they came up, and a few things came up during this sale. She was even still working our transaction while in the hospital after having her baby. She definitely went above and beyond. She not only had to overcome obstacles thrown at her from uncooperative tenants, but she had to be the middleman when I couldn't get responses from the property management company. She stayed positive and motivated throughout it all despite the frustrations. It's the difficult sales that really show you an agent's mettle. If we ever found ourselves back in Kings County, I would definitely use Katharyn Delucia's services again, and I would recommend her if someone was looking for an agent.
