We were first time home sellers during an unpredictably low-supply, pandemic-era, sellers market when we reached out to Bryan and Colleen. They instantly scheduled an in-person meeting, showed up masked, toured our house and discussed everything we needed (and didnt need) to do to get our house ready. They didnt overwhelm us with esoteric information nor were they pushy about which vendors to use for the different tasks they suggested we get done. They answered every single question we had (e.g. should we repaint some of the corners where the wall is chipped? If you want to, sure, but if youre out of time, you can throw in a paint credit for a couple hundred dollars and buyers respond positively to that).
Heres another thing, because they have done this for so long and built so much social capital within this community that the different businesses they work with are just as top-notch as the Souza group. The roof inspection, scheduled and done correctly. The pest report, scheduled and done correctly. Window washing, scheduled and done correctly. Youd think they were all employees of the Souza group but no, theyre all independent vendors that Bryan and Colleen have worked with and vetted over the years to trust to do a great job every time.
I also cant forget, two days after they met us in person, Bryan dropped off 100 moving boxes and packing tape from Lowes to our house for free. We didnt even ask for them but he confirmed with us that we could use some moving boxes. Three days after we got the house ready to show, in order to make the front and backyard more photogenic, he had pallets of fresh bark delivered and spread for free. The last week before we moved out of our house, he scheduled eight moving helpers over the course of two days to help us pack and move boxes to the moving truck, for free.
Throughout this whole process they made themselves available and responsive within 15 minutes every time, even if we werent responding as quickly. They made a timeline of what to expect and kept us informed of every important step. Even though this was during an unprecedented pandemic that NO one had experience with, they knew exactly what to do to handle a bidding war with multiple counter offers all while protecting us and maintaining integrity. One final amazing point: Our house was on the market 4/20/21 for $327k, and closed 5/18/21 for more than $350k. We had eight offers and the whole process took less than 30 days.
They could not have made it easier and cheaper to sell our house without losing all their commission on us. We cannot say enough good things about the Souza Group! We worked mostly we Colleen but they work as a team and got us EXACTLY what we wanted in a house. We didn't know for sure if we were ready to buy, but they put us in touch with a fantastic lender who was able to educate us about our options. The first time Colleen went shopping with us, we found an existing home in Clovis that checked all of our boxes and fell well within our budget. My story of selling a house is a little different than most. Through a death in the family I became a home owner in a town I did not live in. Through the heaviness of mourning a loss of a dearly loved one, I also needed to pack up, clean out, and sell a house - and I had NO idea where to even begin.

This was not a deterrent, for you. Instead you lined up the next 5 homes and then the next set of homes again. Each step of the way, you held our hand and guided us. We came across the next offer. Again, we relied on your wisdom for the value of our offer. After you presented our offer, it was accepted.
I dont think you knew what you were getting into. But this is where you really shined and where you impressed us. Your service was exceptional and, honestly, I have to say that you went well beyond the expectations. As you know, I am a Disabled Veteran. Also suffering with PTSD and some other issues, which made this transaction difficult for me to deal with emotionally, at times. I know that I must have driven you nuts, at times. My worries and fears caused a lot of extra work for you. There were many times that I would get worked up, but you not only had the ability to deal with the root issues, you did an excellent job in bring me back to reality and soothing my mind. There are only a handful of people, who have that ability and you are one of those. I have say that you made this transaction easier for me to deal with and work through. Your ability and skill in customer service is World Class. Im not sure that I could have done this transaction with just any realtor. I think that I would have ticked the other realtors off, with my insecurities, due to my PTSD, etc.

After reading glowing reviews and ratings online, I contacted Colleen to schedule an interview to be our potential realtor. She was the clear choice for us just in the initial interview, she provided excellent relevant information and tips. One of the most impactful things that Colleen did up front was to reschedule her upcoming vacation so that she could be available to us when we only had one week to view homes in the area. Colleen not only opens doors to homes, she guides you through with the right mix of step-back and assistance. The only point of stress for us in the process was during the purchase process. We experienced multiple repeats of docusigns, several texts which felt a bit pushy since we had always met dates on our end and even made up delays on the sellers end, and uncoordinated efforts between buyer and seller realtors. To the Souzas defense, that probably had more to do with the SELLERS realtor rather than the Souzas. For negotiating price, one thing stood out from the rest: there was a repair that the seller refused, but the Souzas were able to negotiate with the mortgage broker for a relevant amount to be deducted from the mortgage. Weve never seen such a strong relationship between recommended mortgage broker and realtor. Finally, after getting settled, the Souzas even came and hauled away boxes to provide for their sellers!
