Late last year, my father passed away leaving my childhood home to me. I did not live in the area anymore, and of greater concern was that there was still a hefty sized mortgage remaining. So, I made the decision to put the house up for sale. Michael assisted in my first home sale and purchase about 17 years ago. I was struck by his work ethic and honesty so I turned to him when my dad passed and I inherited his property. My inclination was to sell the home my dad bought in the 60s for 16K "as is" and be done with it. Michael had another proposal.

We have done several transactions with Michael and every single transaction keeps getting better and better! I have heard so many horror stories after talking to several of our friends and they went with a "friend, relative or average agent" to list their home because they are going to do it for 1%. Most people do not do their due diligence and think that just because their "Friend" is going to do it for 1%, they are going to save money. When, in reality, it is quite the opposite. They end up losing tens, if not hundreds of thousands of dollars on the sale of their home because their agent does not have the where with all to market effectively, pay for staging and negotiate above asking for their seller, amongst other things. Before I decided to have Michael as my agent, I had several different agents to help me to buy a single family home and to renovate our old house for rent/sale. I was always so stressed out with them and I never found a good enough house that we were able to buy, mainly because I wanted a really good house but I only had a relatively small budget. We had a piece of land to sell and first of all that is really hard to find a broker for. The commercial agents always say it is too small for them and most residential agents want to list it, but know so little about real estate like this, they have no clue what they are doing. Michael Swift and his team exceeded my expectations when they recently remodelled and sold my Livermore investment property. I currently live 2800 miles away, in Canada, so it was a significant challenge for them. We never met face to face. n nI was contacted by Tara Swift at least two years ago, as part of their listing solicitation. I have received many of those calls in the past, but what stood apart was that Tara actually called back, and remembered our previous conversations. When it was time to sell, they were first on my list, and they did not disappoint. n nBefore any contract was signed, Michael and an associate visited the property, which was occupied by tenants at the time. Michael diplomatically suggested that the 30 year old property could benefit from significant updating, and recommended Payal Shah of Ambience Design and Staging in Pleasanton to bring the house up to 2016 standards. n nWow. I am not sure how she did it. In short order Payal's contractor tore everything out of the house, and updated everything, on time and within budget. I was sent photos of progress (quite frightening sometimes). n nThe finished product was quite outstanding and the talk of the neighborhood. n nLess than a week after the house went on the market, I accepted an offer that was over my asking price. n nAll the paperwork required was sent to me via email, and signed by electronic signature. The sale of our home came at a particularly difficult time. I've know Mike for quite some time and have done business with him on multiply occasions. Both buying and selling he knows both sides of the field. Unfortunately the house he helped me buy had to be short sold in Pleasanton. I called him up to help me and he took care of all the logistical stuff that I didn't understand. I was referred to Michael from a good friend of mine after talking to him about my need of finding a place to rent for me and my kids. I recently went through a rough divorce and my credit rating was hurt pretty bad from it so I was worried that people would not want to rent to me. Although Michael specializes in selling properties and not rentals he was more than willing to help me out. He walked me through the rental process and relieved my worries with a strategy to get me into a nice place. Within a few days he had 4 properties set up for me to look at. One of these properties was special however in that they were willing to do a lease with an option to buy. It didn't hurt that this was the nicest property in the bunch. My credit isn't that great but I did have a sizeable amount of cash so a lease option sounded REALLY nice. After a few days of negotiation, we put the lease option deal together. I'm now renting a great home and will be exercising my option to buy in about a year. I would have never thought it possible. Michael really knows his stuff and experience definitely counts when you are looking to do complicated deals. I would highly recommend Michael to anyone for their real estate needs. 2015

I approached Michael about a property he was representing that had been off market for several months without a closed offer. He explained the offer had fallen through and the seller wanted to wait until peak season to reintroduce the listing. This was the perfect house for our family and with my wife expecting a baby soon the clock was ticking. Michael shared that his client was not interested in negotiations but perhaps we could match the previous offer. nHis client accepted and we asked Michael to represent us as well to expedite the sale - I don't recommend this for everyone - but we definitely made the right decision. I am updating my review because Michael Swift came personally to my house to discuss the issues i had during the purchase and sale of two homes in the Tracy/Newark area. n ni respect that he cares enough to make the efforts. He also clarified a few things for me, so i bumped them up in my review..... n n1. They no longer use HomeGuard. This is HUGE for me and I respect the good business sense there. I hope their new company works better for them. (Separate review for these peeps on Yelp FYI) n n2. The 2-3 % commission I felt they took was inaccurate. It appears there is a 2 - 3% commission provided to the agent who sells the home and then an incentive to provide the other 2 - 3% to the buyer's agent on the other side. So he did not rip me off. My bad peeps. nJust so that this review is accurate, that was complete my fault and my review below was incorrect. n n3. I still maintain that have the same agent represent both the seller and the buyer is a no no . nI would not recommend that to anyone. it just gets more complicated. Just imagine how crazy you, yourself are... and magnify that x10.... that could be the OTHER person on the other end... Just saying. Deal at your own risk. n n4. Lastly i was told that we did not get charged twice for the re-inspection HomeGuard came out to review said black mold in our garage. It was just a reference to the original purchase order. My bad. n n5. I am in no way saying that these people with this team does not work hard nor am I say they will not go above and beyond for you. The reviews below speak for themselves. I am saying that my transaction with these people were less than stellar and so my review reflects that. I will concede as Michael pointed out, that some of this can fall on their shoulders but part of it was uncontrollable.....I will give them props for trying to correct this issue and letting me know they would be willing to do all they can to rectify the situation and earn back our business. In late 2015, my then Fiance and I, were thinking of buying a house and out of curiosity we contacted Craig Einsohn (by referral from my brother who also purchased a home with Craig) to see what our options were.
