I rarely write reviews unless I am beyond impressed by a service. Levi Stubbs at Green Star Realty represented me in the sale of my home. He is the real deal. He was knowledgeable about the local and surrounding market and also gave me tips on how to prepare the house for showings. With Levi, he would listen to the price range you are considering selling and will give you his realistic opinion based on his vast experience and comps in the area. For me, this was in itself a sign that he knows his stuff and wants to ensure your house sells instead of languishing on the market due to being overpriced.

Buying a selling a house can be stressful. This was our first sale, second purchase with Green Star. Let me tell you, the difference between an amazing Realtor and your every day "I'm doing real estate" guy really matters - especially when you get caught up with so many curve balls like we did.
First - the presentation and marketing of our house was by far the best I have ever seen. Levi had some amazing pictures taken, a drone video, and a fabulous video presentation of our home that definitely got attention of prospective buyers. Even with COVID, we were under contract in less than a month (I think it was two and a half weeks). We got an offer for asking and could not be happier.
Second - when there are problems, you want a Green Star caliber agent by your side. There were some items that needed to be addressed on our home. Green Star went out of their way to ensure we had a quality contractor at a quality price.
More problems - our appraisal (despite the comparables we looked at) appraised for 10K under contract price. This prevented us from being able to give the buyer a credit we agreed on since we were buying another house with that money. The buyers agent was ready to let the deal go. Green Star was not. Green Star stepped in with their lender and got the buyer (which was not their customer!!!) financing which was considerably less than what they initially had (over a point less on the rate) AND the lender got them a credit to cover the closing cost we could no longer give them. Meanwhile, the buyers agent sat on their rear playing with his thumbs.
Finally, Closing day. We got our estimate for closing cost the week before closing. We moved a little extra money to cover cost in the event that the costs were a little more than the estimates - because we know that this can happen. 90 minutes before closing, title informs us of the final number is A LOT more than we budgeted for. Green Star put their cape on once again and came to save the day. Levi and Tracy took the difference from their commissions to make everything work and save our new home.
Not a single thing that I have mentioned was something that Levi and Tracy needed to do. But they are EPIC agents. They care about their clients. I mean, they REALLY care. When I say to trust in them and you are in good hands, it is because you really are. They are the true leaders in the industry and if you have are in their area, there is NO ONE better. 2020

We just completed our fifth transaction with Greenstar and I will continue to say Levi and Tracy are amazing! Throughout the blending of our two families over the last 5 years, we have sold three homes and purchased two. These last two transactions just renewed my lasting confidence in this team.
Lets start with the sale of our Valrico home this last December. This is the home we bought using Greenstar in 2017. We did a lot of updates and when Tracy saw them she immediately knew we were going to be able to sell for a profit. We signed the agreement, following Tracy and Levis instructions on preparing the home for listing and showings. We had a showing request within five hours of the listing going live. Over the course of the next week we had about 15 showings and on the 8th day we received and accepted an offer for $5k OVER asking price. 8 DAYS!!! So seamless and smooth. They took care of everything with immediate response on every question we had.

I found Levi when I was still in California and wanted to place an offer on a house in Valrico. Even though he had just met me, he was at the house within an hour taking video and helping me put in an offer. While the seller did not choose our offer, he was ready when I moved my family a couple of months later. We looked at two older houses that had a lot that needed to be done in order to be sold, both with septic issues. While we had to pass on the first, the second he deftly kept us at the negotiating table, smoothing out an otherwise turbulent sale that required much to be undertaken in order to go through.
